Yeah, happy to hear me. Yes, good evening. I'm not sure. Am I sharing my screen? Or is the presentation I thought it was loaded? I mean, I can share my screen, I just didn't know that that's how we were going to do that. All right. Beautiful. Well, thank you. Thank you, commissioners, for your time this evening, and thank you, Chris. That was a very thorough presentation. Everything you need to know and more. And I'll be presenting virtually on behalf of the applicant, BB Living, this evening, and they are present in-house. So if you have additional questions, they are there to answer as well. And we're very pleased to share with you our plans for filing for H of the Collars Hill community. So before diving into the details, you can see here is an image of the entire Collier's Hill community. The area that we're focusing on tonight is the filing for H parcel being considered for preliminary plot. It's located just west of Will County Road 5, south of Flora View Drive, and the current filing 4G, as Chris mentioned, residential neighborhood, and north of the future community park, which we're excited to hear about, hopefully coming soon. It's the area that's shown in the red outline with the orange label on your screen. It's one of the last two remaining parcels to be constructed within the community, which we're excited about, with the other being what we're calling filing six or village one. It's planned for single family detached and duplex homes along with the future neighborhood park, and that's located north of Will County Road 10 up here. Filing 4H is the other that is that is remaining here again. So excited to build out the community as a whole. Filing 4H is located in a prime location within the community. It's conveniently located in close proximity to major community amenities, such as the future community park that I mentioned to the south. There's open space trails to the west. There's a neighborhood park and clubhouse amenity center to the north. And there's Soaring Heights and Erie High School just to the east. And as Chris outlined in his presentation, the Colors Hill community is part of the larger PUD, the Bridgewater Collier's Hill PUD, which helps establish unique criteria for development, which is envisioned to help maintain character and a higher level design over the course of a community's build-out, which this I believe was originally approved back in, I want to say 2001, very early 2000. So over the you know two decades so far, and we have two more parcels to go. This amendment was approved by the town board of trustees on September 14th of last year. The amendment included updates to reflect additional units that were permitted within village one or filing six of the community, and it also established density, land use type and architectural criteria for village 14, uh also known as filing 4H, which we're discussing tonight. Under the PUD, Village 14 limits development to single family attached homes, specifically town homes, as Chris mentioned, that's what's needed to meet the minimum criteria for diversity. So it's important to me to meet that requirement. The parcel is also capped at 175 units for a density of approximately 12 dwelling units per acre. I think it was 11.92. Um dimensional standards were also established specific to the townhome developments shown here on the table on the left side of the screen. Uh these standards are similar to the duplex homes that you're probably familiar with that are being constructed near Colliers Parkway and Will County Road 5. In addition to dimensional standards, architectural standards were also established. These are over and above the minimum town requirements outlined by the UDC. And generally these standards limit the density to approximately 12 dwelling units per acre. They establish minimum bicycle parking standards. They require the buildings to front onto a street, park, open space, or landscape common area. It also establishes architectural requirements for enhanced elevations and a unified building massing. It limits repetitive architecture and establishes design criteria for the shared courtyards. Okay. So taking all those considerations into account, we created the following site plan or what we're talking about tonight is preliminary plot, but it all kind of went in together, which we feel provides the community with a much needed alternative product type and a high quality neighborhood within the larger community. The site is approximately 14.68 acres total, with 159 single-family townhome units are being proposed for an overall 10.8 dwelling units per acre. And this again is under the 175 unit max and 12 dwelling units per acre allowed by the PED. All units are on individual fee simple lots.
