So what this board does is it's it's charged uh under Indian law with any time there's going to be a project that relates to a public debt issuance, um, in other words, bonds.

Um this body is charged with confirming that one, the project is generally for the betterment, the health welfare, betterment of the community, and then two, confirming that it's not unduly competitive with other existing businesses.

And so what this project is this is a it's two buildings, it's out at the promenade area.

Um at Vogel and what's the other cross street?

So two buildings, 150 units, I think.

Yeah, it's it's uh Bowen is a developer out of Indianapolis, they do a lot of nice projects.

This is uh market rate um project.

Um I think there's five million dollars in ready money going into this.

There's although we're here because the city will be issuing bonds, it's not really a debt of the city.

The city won't be required to pay it back.

So what because it's in a TIFF area, we're creating a new TIFF that is solely this project, and then the taxes that this project will pay into the TIFF, then gets remitted back to the developer to pay their debt.

So it's a way for us to um promote uh development like this, but we don't actually spend our own the city doesn't actually spend its own money on it, so that's good.

It's a it's a well-seasoned developer, it's a good reputation.

If you look look online at their developer developments around the the state, they're quite quite nice.

So they're like on the first floor we don't want to build this book somehow commercial.

Four story, two, four story but the thing they're gonna connect that or one of the features.

38 million dollars for the total project, 325 jobs will be created during the um construction of the project, and then eight permanent jobs to run the project after it's built.

And the the payroll of those permanent eight permanent jobs is around sixty thousand dollars a piece.

Being that they're an out of town developer, will they have a local property manager?

I think this is a much needed project here in Evansville, being that we have uh so many units that are still needed, uh whether it's affordable or market rate.

So this is class A mixed to use lots of amenities with it, so it's a really really good project.

I'd love to see with the commercial space what type of uh business that they attract.
