That the structure setback be adjusted to be in line with the historic structure at 1208 East Cannon, that the driveway be moved to Tennessee Avenue to reflect a typical location of a driveway for corner lots, that the uncovered slab on the right elevation be removed from the porch, that the structure be raised to accommodate at least two seven-inch risers for the porch to be consistent with the historic character in the area, and a porch section be submitted for review, that the boxed eaves be changed to open rafters to be consistent with eaves in the area, that all windows reflect a traditional one over one configuration, and an additional window be placed on the right side elevation, that the cladding material be changed to reflect a typical lap siding material for the area, and that any adjustments made to the drawings be submitted to the development services department prior to the issuance of a certificate of appropriateness.

The proposed 12-foot uh with concrete drive um along the east property boundary is consistent also with the uh district's driveway and parking patterns.

The pro the project also includes vinyl windows at four-inch trim, um horizontal lap siding, composite roof shingles um that reflect the materials and architectural character commonly found within the neighborhood overall the proposed uh residence is compatible with the historic Morningside district uh design guidelines, the established character of the surrounding neighborhood um as well throughout the review process.
