The City of Greenville Board of Adjustment held a remote quasi-judicial hearing on January 28, 2021, at 11:15 AM. The board conducted an evidentiary hearing on a special use permit request for an automobile sales facility and approved the prior month's minutes. The meeting was conducted electronically due to the state of emergency, with all participants consenting.
Consent Calendar
- Approval of Prior Month's Minutes: The board voted unanimously (8-0) to approve the minutes from the previous meeting. (Motion by Rodney Bullock, second by Hunt McKinnon.)
Discussion Items
- Special Use Permit – West Park Motor Company and Alleygood Real Estate LLC: The applicant, Kyle Alligood, requested a special use permit to operate an automobile, truck, RV, motorcycle, and boat sales and service at 1221 Port Town Road (tax parcel 69656). The property is 1.22 acres with a 3,874 sq ft former bank building, zoned CG (General Commercial). Staff from the Planning Department (Elizabeth Blunt) presented the report, noting compliance with the Horizons plan and recommending two conditions: (1) meeting all state fire and building codes prior to occupancy, and (2) a currently under review site plan. The applicant clarified that only retail sales would be conducted, with no service or building modifications. No public comments were received. The board had no objections and found the criteria satisfied.
Key Outcomes
- Unanimous Approval of Special Use Permit: The board voted 8-0 to approve the petition for West Park Motor Company and Alleygood Real Estate LLC. The motion to approve the findings of fact passed unanimously, followed by a final motion to approve the petition (motion by Rodney Bullock, second by Christopher Lilly). The applicant must still finalize the site plan with the city.
