The Greenville Planning and Zoning Commission met to consider preliminary plats, rezonings, a land use plan amendment, and commission officer elections. The meeting was the first to follow new single-meeting format under House Bill 812, with public comments heard before votes. All items except one were approved unanimously.

Staff argued the amendment aligns with existing land use patterns. Commissioner Maxwell expressed concern about traffic but hoped stormwater improvements would help. The vote was 5-2.
- Election of Officers: Chair Les Robinson was term-limited. Kevin Faison was nominated and elected Chair unanimously. Chris West was elected Vice Chair 7-1 (West voted no). Faison noted he would have back surgery and may miss early meetings; West could preside in his absence.

Meeting Transcript
Mr. Chair, we are live. Great. Good evening to everybody and welcome to the July 20th Planning and Zoning Commission meeting. The PZ Commission is a public body established by the Greenville City Council pursuant to North Con General Statute. This commission makes final decisions on preliminary subdivision plates and makes recommendations to the city council on rezonings, text amendments, ETJ extensions, street closings, street name changes involving honorary designations and comprehensive plan amendments which include text and map amendments. We meet on the third Tuesday of each month at 6 p.m. And beginning tonight, we are only going to have one. Everybody will recall we used to have a Tuesday meeting on the third Tuesday of the month at 6. And then on Thursday, we had a meeting to vote. But because of a recent statute, and that is for those who wish to look it up, it is session law 2021-35, also known as House Bill 812. And that bill was passed on uh June 8th, approved on June 16th, and effective July 1st of this year. So as of tonight, we're only having one meeting, which means we'll consider the item presentation from staff. Then we'll hear uh those who are in favor of the particular item, those who are in opposition to the particular item, and then we will vote on each item as we used to before COVID. So that brings us to our next uh item. Uh Kevin Faison, would you say uh the invocation for us, please, sir? Good Lord, thank you for bringing us here today.
