The Greenville Planning and Zoning Commission met on July 16, 2024, at 6:00 PM in City Hall Council Chambers. Okay, the meeting will now come to order. Welcome to the July 16th, 2024 meeting of the City of Greenville Planning and Zoning Commission. My name is Alan Brock. I'm the chair of the commission. At this time, I'd like to ask Mr. Thomas for an invitation, please, sir. All right. Bow our heads. Heavenly Father, thank you for bringing us here this evening. Uh bringing all that are in attendance. And we're gonna give help you please help us with our uh to be mindful of all the all the importance of this meeting and what it's all about in terms of helping our community and helping everyone across the community and that everyone will have an opportunity to be heard and be serviced, and uh wisdom will be brought here today that's for the best of the community. You all have been presented in advance with the minutes from the June 18th, 2024 meeting, and have had an opportunity to read and review the minutes. Are there any questions or corrections for those? Request by Happy Trail Farms LLC to rezone point four eight eight acres located along the eastern right-of-way of Dickinson Avenue extension and four hundred and twenty plus or minus feet southwest of West Arlington Boulevard from RA20 Residential Agricultural to CG General Commercial Staff presentation by Chris Kelly. This property is located in the western part of the city. More specifically, this property is located along the eastern right-of-way of Dickinson Avenue extension and 420 feet southwest of West Arlington Boulevard. This is an image of the property taken on Dickinson Avenue extension. This is a survey of the property totaling 0.488 acres. The property drains to the Greensmill run watershed. If storm water rules apply, it would require 25-year detention, nitrogen and phosphorus reduction. The property is not located in the special flood hazard area. No jurisdictional wetlands, streams, and riparian buffers exist on the property. Under the current zoning, the site could accommodate two single-family lots. Under the proposed zoning of CG general commercial, the site could accommodate 4,000 square feet of commercial use. And as you can see, properties to the north share the CG general commercial zoning.
