So as a reminder, on April 10th, 2025, Council approved a future land use plan map amendment from office institutional traditional neighborhood medium to high density and potential conservation of open space, which is shown on the left side of the screen to uh mixed use, which is the current land use character shown on the right.

As presented to you previously, the future land use plan map amendment request was in anticipation of a rezoning request, and before you deny it, is that anticipated rezoning request?

Additionally, at the April 10th City Council meeting, council requested that the applicant conduct a neighborhood meeting in advance of the rezoning request.

  • Preliminary Plat – Regency Downs Cluster Subdivision: A request by Ark Consulting Group for 262 single-family lots on 75.44 acres near Blazer Drive, Sedona Drive, Regency Boulevard, and the Seaboard Coastline Railroad. Staff noted the property is mostly zoned R8-20 with an office parcel for access. The applicant clarified that the new street bisecting the office parcel will function as a right-in/right-out due to an existing median on Regency Boulevard. No opposition. The commission approved the plat. (Motion passed unanimously.)
