Under CD, the site could accommodate 4,800 sq ft of private event space. Staff found the request consistent with the future land use map and the Dickinson Avenue Corridor Plan. Commissioner White raised concerns about potential gentrification and property tax impacts on fixed-income neighbors. Brian Fagundis explained that the rezoning supports historic preservation. A commissioner (also on the Historic Preservation Commission) detailed the effort to save the house from demolition. The commission voted to recommend approval.
- Preliminary Plat – Fairview Acres (3.17 acres, 3 single-family lots): Staff explained that the original 6-lot subdivision had been approved; this request splits one lot into two, requiring re-approval due to increased lot count. The property is zoned R9S (single-family). Access will be from Brandenburg Street. All subdivision reviewers approved. The commission voted to approve without discussion.
