- Proposal: Rescind a precise plan of street alignment, create a one-lot subdivision, and develop 18 three-story condominiums (33 ft tall) on a 1.23-acre site. A conditional use permit is needed for two units with private backyard walls encroaching into the front yard setback (applicant requested 6 ft 6 in; Design Review Board recommended 5 ft; staff recommended 44 in).
- Staff Recommendation: Approve the zoning map amendment, tentative tract map, and conditional use permit, but with a 44-inch wall height for the two units.
- Public Comments: 7 speakers. Adjacent property owners objected, citing interference with a private easement, traffic increases, and lack of prior communication. One resident supported the project, noting it would improve the area and address blight. A nearby property owner expressed general support but raised concerns about parking and the wall height.
- Discussion: Commissioners debated the wall height. Some preferred the staff recommendation (44 in) to avoid a precedent, while others supported the Design Review Board’s 5-ft (60 in) compromise for safety and privacy. The applicant indicated rotating the units was not feasible due to prior staff guidance on curb cuts and landscaping.

Along with the developer there. Yes, uh Principal Planner Joana Cortez will be giving the presentation. The item before you is located at 760 Redondo Circle. It's located at the terminus of Redondo Circle. The nearest major intersection is Gothard Street and Talbot Avenue. The general planned land use designation is industrial, and the zoning designation is industrial limited. The project site is surrounded by industrial uses to the north and to the west. And there is also a uh religious assembly use there along with an existing uh railroad right-of-way that's immediately adjacent to this site. There is multifamily development and a park to the right or to the east, and single family development to the south. So the class before you today is to demolish an existing lumber yard and remove all associated site improvements, including all railroad services, and construct two industrial warehouse buildings, approximately 40 feet in height, one at 98,360 square feet, and the other at 87,552 square feet. Each building is proposed with two office and mezzanine floor units and truckloading docks on an approximately 9.59 acre site. A mitigated negative declaration has been prepared to analyze the potential environmental impacts associated with the project, and all suggested mitigation measures have been provided along with the suggested findings and conditions of approval in your agenda packet. The following are uh photos of the existing site. Here we have to the north the front of the existing lumber yard right here. Um, then to the south of the project, we have Taylor Drive. This is the rear of the lumber yard. This is the single family residential. And then to the east, this is the east side of the site. This is Parkview Lane, which leads to the multifamily residential here at the end of the street, along with uh Terry Park further to the east. This is the reliable lumber site from within the interior. As you can see, there is uh it's an outdoor operation.
