We've got conflicting recommendations.

2:02

Mr.

2:03

Harvey, can you explain what's going on or whoever?

2:05

Can someone explain the conflicting recommendations for me again?

2:08

Sure.

2:08

So planning com uh planning commission recommended only one of the two uh the uh planning department conditions.

2:16

So they adopted the traffic study but did not adopt uh the second condition, which was the uh vehicle use area landscaping.

2:25

Um according to part twelve.

2:30

The applicant gave an explanation as to why she didn't think it was justified.

2:33

Um, and staff provided a response.

2:36

Planning commission decided to um eliminate the condition.

2:39

Um applicant I would assume is prepared to discuss it as well.

2:42

Does staff have anything else to add?

2:44

Yeah, what's the V UA?

2:47

Uh V UA stands for vehicular use area.

2:50

Um we put a condition on there that overall they're asking for waivers from a lot of the landscaping code, and we wanted them to provide at least some landscaping for the employee parking area.

3:01

Uh the applicant did explain at planning commission that the facility is not gonna be open to the public, it's just gonna be four employees on site, and so with that justification.

3:14

Um, they didn't see the need to provide any additional landscaping just given the type of facility that this is um industrial in nature, and the commission agreed that the landscaping wasn't necessarily needed given that it's not open to the public and nobody's gonna see it.

3:30

And so they removed that condition and only recommended forwarding the one condition related to the traffic study.

3:36

Okay, got it.

3:38

Oh, uh Councilman Johnson, you recognize.

3:40

Hey, thank you.

3:41

Uh real quick.

3:42

So, but you still stand by the rec through the chair, you still stand by the recommendation that it needs to be done.

3:47

We still and we'll explain the reasoning in the staff report um and then explain the comments that came from planning commission.

3:54

And you said no one would see it.

3:55

Is that still the justification was that this was only I was just gonna say um before you guys that this is just to go over the agenda, so I don't want you guys to get into it.

4:06

Gotcha, I was just curious so I can be because I didn't see that in this report that I saw in the packet.

4:10

So I'll be ready.

4:11

I'm gonna go do a little report.

4:12

We're gonna open the ballot and vote on this.

4:15

Thank you.
