Uh the first uh items are uh all related to the same parcel of property, uh and items number four, five, and six on the agenda.

Um the first one is a hearing on rezoning uh to rezone from District AG agricultural district to district C2 Community Commercial District, a parcel of property located on southwest corner of the intersection of 2nd Avenue and 56th Street.

In addition to that, we have a final plat, a hearing on a final plat for that same property, and then following that at item number six on the agenda is the annexation of that same property located at the southwest corner of the intersection of 2nd Avenue and 56th Street.

My name is Craig Bennett from Millen Associates, 1111 Central Avenue, and I'll go ahead and um go over all of those items as one presentation, and then I know you have to vote on them separately.

So today we're here to look at what would be known as Oak Park Center Fourth.

So this will be the fourth addition to this original first one was when high V came there, and that's what kind of kicked this particular subdivision out.

And so the area that we have here today before you is two point uh 2.66 acres, and it's located west of 2nd and south of 56, so it will make the extension of the green line, which you see here, which is the corporate limits extend up to 56 streets.

Now the whole 2nd Avenue corridor will be uh within the corporate limits.

All of the remaining portion of this, um, which I'll show you some of it's been preliminary platted, and we're following in lines with that, uh, will remain outside of the corporate limits.

The current zoning around it is all C2 or C2PD, uh the Pinico Bank lot was the last one that we brought forward forward to you guys with uh the C2 zoning district.

Um so we're asking to rezone this parcel here from AG to C2 for today.

Um the feature land use map or FLU is an MU2, which is consistent with the C2 zoning that we're requesting here.

Uh this is the preliminary plat from 2012 that was passed and approved, and so um as a point of reference here, uh we aren't asking for any deviation from that, and so the preliminary plat that we show here and its access and circulation still remain the same.

We're just bringing forward these two lots from the preliminary plat from 2012.

Applicant Jestin Clinch described a phased indoor RV and self‑storage facility with masonry exteriors, landscaping, and no outdoor storage. Staff noted that a preliminary and final plat will be required before building permits. The commission closed the hearings and approved both items unanimously.
  • Code Amendment – Accessory Buildings (Item 16): Proposed amendments to Section 47‑105 of the Unified Land Development Ordinance, clarifying setback, height, and size regulations for accessory buildings. Siddharty O’Harris (Development Services) presented the staff recommendation, noting it improves readability and intent. The commission approved the amendment unanimously.
