So there's obviously it's a corner lot, so we could do a driveway there and then one over here to kind of split up the residents as far as traffic, as far as congestion on the street, parking and stuff like that.

Um basically duplexes is an option to reduce building costs.

Here in Carney, I feel like there's a deficit of houses, so prices are high.

Um there's um a couple things for the neighborhood I've had a lot of concern about.

I mean, if there's a duplex there, we'd be doubling that the HOA fees for that property.

Um it's kind of uh obviously it's uh there's covenances there, but we would build the suit you know fit into the neighborhood.

So there's um 63rd Avenue L, Stone Ridge Condos, the East Brook Condos, um Avenue Inn and 56, the ones behind Pump and Pantry, Eastbrook, the entrance there, um, the ones on 57th Street, East 57th Street.

So obviously, this is not a um something that's gonna be just out in the middle, nowhere with a random duplex.

There's there's serval R2 and R3 around there, um, the R2.

So there's these ones right here, here, these are the town homes, and all of these right here.
