So today there's only one item on your agenda. So this is to hold a public hearing and consider a request submitted by Central Texas Land Development Services Inc. on behalf of Clear Creek Commercial L T D and Clear Creek Development LTD. Case number Z26-05 to rezone approximately 3.25 acres be in lots 1 through 7 and part of lot 8, block 1 Clear Creek Estates Phase 1, and approximately 1.746 acres out of the T Robinette survey. Abstract number 686 from B5 Business District to R2 to Family Residential District. The subject properties are locally addressed as 4603, 4605, 4607, 4701, 4703, 4705, and 4707 Barrington Trail and 5201 West Dan Schluter Loop. The applicant is requesting to rezone the subject properties to R2 to allow the development of duplexes to family residential structures. So if the um rezoning is approved, the properties would have to be subdivided before development. In 2003, the properties along Dayton Drive were rezoned from B3 to B5 via ordinance number 03-027. In 2004, the properties along Barrington Trail were rezoned from R2 to B5 via ordinance number 04-066. And in January, I was on the 20th this year. And the subject properties, they're northeast of West Dan Schluter Loop and Clear Creek Road. As you can see, the red star shows the location. And this is the aerial of the properties. As you can see, there is developed residential properties to the north that are zoned R2, and undeveloped property that is zone B5. And to the west, there is developed and undeveloped commercial property zone B5. And to the east, there's developed residential property zoned R2 and undeveloped commercial properties. That is zone B5. And to the south, there is the City of Clean Pump Station that is zone B5. And then there's undeveloped property to the south as well, that is zone B3. The properties are located within the neighborhood infield and intended growth areas in the growth sector map and designated as residential mix on the future land use map of the Clean 2040 comprehensive plan. And this development zone is west of Fourhood Street and north of Stan Schluter Loop. And this is it consists of approximately 44% residential uses and 55% commercial uses. Staff notified property owners of 42 surrounding properties regarding this request, and we have not received any written responses. Staff I see that the request is consistent with the recommendations of the Clean 2040 comprehensive plan. And staff recommends approval of the applicant's request to rezone the property from B5 to R2. And that is the case. Yes. The aerial sorry, it's in the zoning map. Oh, sorry.
