So this is hold a public hearing and consider a zoning request by Rachel Chanks on behalf of Quantum one ninety-five LLC, case number Z twenty six-13 to rezone approximately four point eight eight acres.

Lot one, block one, walnut Creek Estates phase six from agricultural district to be three local business district.

The subject property is located northwest of the intersection of White Willow Court and South Fort Hood Street.

Staff did notify owners of nine surrounding properties regarding this request, and we have received two responses in opposition and one response that is neither in support or in opposition of the request.

So in accordance with the local government code, section 211.0061, and the clean code of ordinances section 31-39F approval of this request requires the affirmative vote of it of at least three-fourths of all members of the governing body.

Staff finds that the request is consistent with the clean 2040 comprehensive plan, and the proposed development is compatible with the plans vision for neighborhood scale commercial uses, um, and which are normally used by nearby residents, which is field stations, restaurants, and general retail opportunities.
