- V2026-25 (1600 Kenview Drive / 1350 Old 41 Highway): Croft Engineering and CW Matthews Contracting Company, Inc. requested a variance to reduce the front yard setback from 75 feet to 30 feet on a Heavy Industrial (HI) zoned property to build a new three-story headquarters building in front of the existing building. The applicant agreed to a 10-foot landscape buffer as recommended by the city. Approved under criteria related to exceptional circumstances and preservation of substantial property rights, with a stipulation that the 10-foot buffer be included.
- V2026-26 (870 Sand Town Road): A1 Construction Group and Bridgeline Capital LLC requested a variance to reduce the northern property line buffer from 40 feet to 15 feet on a Community Retail Commercial (CRC) zoned property for a 4,000-square-foot convenience store with four fuel pumps and a shared access driveway. The city recommended two stipulations: a fully executed cross-access easement and shared maintenance agreement with the adjacent northern property owner, and a 6-foot opaque fence with evergreen canopy trees planted for screening. Approved under criteria #2 (necessary for preservation and enjoyment of substantial property right and to prevent unreasonable hardship) with those two stipulations.

Those here in who are present in favor of a variance have a total of 20 minutes to present your case for approval to the board. You may reserve any portion of that 20 minutes for rebuttal or to address any questions or any arguments afterwards. Those here in opposition, if you are in opposition, you need to if you haven't signed in right there at the desk if you want to come up and speak. Please be cognizant if there's other people wanting to speak so that you know everybody can share that total of 20 minutes. Okay. First item on the agenda is approval of last month's uh meeting agenda. We had no changes. Do I hear a motion? Motion to approve both sets of minutes from last month. That's right. Mark Creighton and Amy Danner are requesting a variance for property zoned R2, single family residential, two new acre, known as 312 Chestnut Hill Road. He's gonna be the builder at Amor just simple support. And also this is the homeowner, Amy Danner. Um I think this is probably gonna be one of your more difficult choices today. Uh I'm sorry, I'm just being facetious. Um we are in uh request to have at uh 312 Chestnut Hill Road. We are looking for variants to enclose the existing garage that is on the property currently. Uh you can see the picture. The garage has already been uh obviously built with the house. I'm sure you know what year that was built, Amy 1972, yes. So at this time she would like to uh enclose the side of the garage and then put a garage door on that structure, and as you can see, it's close to the street. And Amy was uh mentioning that there is some issues with people coming down the road and taking a look in her garage, and she would like to have some privacy closing that off and keeping her car will it remain a garage? I'm sorry, will it remain a garage? It will remain a garage, that's correct. Yeah, so nothing inside of it. All we're gonna be doing is closing off the sidewall and installing a opening and closing uh garage door. It's a car port now, not a garage. It is a car port, that's correct. Yes. Very good. We just have a uh we do have a picture. I could send that around of what the structure is. I think we have some or you have a picture of the garage, how it's gonna look. How it's gonna look.
