And so this comes at a recommendation from the plan commission.

That in recent past the plan commission and council has combined the DR8 and TR10.

And at that time, there was some discussion when the plan commission made the recommendation compared to what the council approved.

With regards to the if you recall the 7,000 for two unit dwellings square feet, that is.

I guess there is one other thing with the minimum lot width and lot frontage, kind of identifying when you have a twin house that you do have to then split that equally.

This is administrator Randy again, and very similar to what was just proposed for the TR 10 and and two unit homes.

And so this is taking they they did consider doing this to the MR 15 and MR 30, um, but was determined it really made sense to truly only apply to the MR 15, which is one of the multifamily residential zoning codes.

And prior, so for townhouses, multiplexes and apartments.

Um it used to limit it to only allowing three to four units per building by right, and the other if you wanted to go above that, you were required to submit a conditional use permit application, which does require public hearing, um additional fees and and notices of that public hearing.

So there's kind of time and and additional resources that have to go into that, which could limit kind of that um that development.

And so looking to update the code to allow it to allow up to eight units, so the three to eight units per um development by right.

Um, and then I do believe there's still some if you go above that that would be a conditional user to go then go into the MR 30 zoning.

So following the same thing that a theme that I kind of described before about um kind of wanting to evaluate our zoning code and reducing barriers for development, but also still being mindful of uh allowing um developments to occur without an overall negative impact on the community as well.

Um parking requirements were reviewed for the the townhomes, multiplexes and apartments in those uh different um zoning codes.

This one was heavily um debated and considered by say the plan commission.

Pl parking always kind of remains uh an area that they don't necessarily take lightly as that can have an impact on the surrounding area with traffic flow and otherwise.

So that was considered, but basically they did agree to the prior codes required two spaces per dwelling unit.
