I'll first open up the consent agenda. Item number two, the consideration of the October 16th, 2025 meeting minutes. Seeing and hearing none in the chambers, we will move on to item number three, which is the consideration of 240 Del Monty Center, bearing it's application V250263 to allow construction hours for nighttime work at 240 Del Mani Center. Applicant Eric Chang, owner AAT Del Monty LLC. Do we have a staff report? We do indeed. I will share my screen. Good afternoon. My name is Matthew Buggert, and I'm a senior associate planner with the City of Monterey's planning division. Today we're here to talk about 240 Del Mani Center, nighttime work variants at today's zoning administrator meeting. Some background on the project site. 240 Del Monte Center is one unit in the Del Monte Center complex. It is a two-story structure on one side is one story. And then as you go to the rear of the structure, it becomes two story. The land use is commercial by the general plan, and the zoning is C two SC, that is community commercial district shopping center. The proposed variants is for the Apple store, and it is for temporary construction. The existing store hours for this location are 10 to 9 during certain days of the week and 10 to 8 during other days of the week. The allowed city construction hours throughout the city are from seven to seven, Monday to Friday. Considering their store schedule, this would allow three hours in the morning. On Saturdays, construction is allowed from 8 to 6 p.m. This will be about two hours. And then on Sunday, uh loud construction is from 10 to 5 p.m., which would overlap with the entirety of their operating hours. So with that, their requested hours from the applicant are Monday to Sunday, 6 to 9 a.m., essentially allowing nighttime work at will at this location. The days being requested are January 26th of next year to April 26th, 2026. We usually offer our code allows up to three months of variance work before needing to apply again. They're not exactly sure on their start date.
