And so we are proceeding here with the final plat.

Located off of Midland Road and Hill Pond Drive.

This is unplatted land that is 23.3 acres in size.

Currently zoned R1 residence district.

R1 basically restricts any residential development to one family dwellings only and requires a 6,000 square foot minimum lot size.

There is also a requirement for a 60-foot wide lot at the building setback line in our R1 district, and those setbacks will be addressed at the time of a building permit.

But in the R1 district, it's 25 feet in the front, 20 feet in the rear, and 5 feet on the sides.

All of those lots are at or above the 6,000 square foot minimum.

Lots 71 through 91 are proposed to be bigger than that, at least 11,000 all the way up to 16,000 square feet in size to account for a no-build drainage area.
