Applicant J.R. Donelson responded that no mobile homes would be permitted, minimum home size would be 2,000 sq ft, and covenants would ensure 75% masonry.

Extensive discussion addressed concerns about roof pitch (12/12 requirement), driveway width, and porch requirements. Staff noted that existing nonconforming conditions are grandfathered and that text amendments would require a separate process. The overlay was approved as a map amendment.
- Item 7 (ZCA-40 – Renaissance NCO amendments): Staff proposed amendments to NCO-2 text, including extending standards to all residential structures and adding a roof pitch requirement. The neighborhood requested a stronger garage setback (garage behind principal structure) but staff recommended an 18-foot setback from the front facade. The commission approved per staff recommendation, with the possibility of city council further amending the language.
- Items 8 & 9 (Meadowbrook Medical Mile): Staff recommended approval of a preliminary plat (with modification to waive a collector street requirement) and an accelerated building permit release for a medical office park. Approved.
- Item 10 (Magnolia Crossing, Blocks 11 & 12): Preliminary plat for 28 lots on 21.69 acres, consistent with existing PUD 863. Approved.
- Item 11 (Magnolia Village II): Preliminary plat for 29 lots on 23.7 acres. Approved.
- Item 12 (Adeline Hills II): Preliminary plat for 29 lots on 55.36 acres with private streets. Approved.
- Item 13 (Rongey Estates): Preliminary plat for 14 lots on 72 acres. Concerns raised by neighbors about drainage, traffic, oil wells, and access. Applicant noted that the county engineer required two access points via 26th West Avenue rather than a bridge over 141st Street. The commission approved, noting that further engineering review would occur during final plat and county commissioner approval.

Okay, good afternoon. Welcome to TMAPC meeting two nine six seven, Wednesday, August nineteenth, twenty twenty six. I will call this meeting to order. I don't have a chairperson's report and I will recognize Susan Miller for the director's report. Good afternoon. Um I just have some items to go over as we transition. Um I may have said these before, but there's a lot. So on August fifth, the council approved a joint resolution, of course, to dissolve TMAPC and then an ordinance to establish a new planning commission effective September second. So September second will be both the last meeting of the TMAPC only to approve the minutes from this meeting. Um and then we'll adjourn. And then the new planning commission will um will proceed after that and we'll hear regular cases. We also have a few other things to do that day. We need to approve a meeting schedule, elect officers, approve new policies and procedures, and then we're going to present some comp plan amendments. We needed to we'll explain that later. We needed to lay out some things in the comp plan based on some changes that we had. Also, um thank you for your time this morning and this afternoon if you're going to council for those appointments. Um they will be confirmed at the August twenty fifth or twenty-sixth. Um and because there are some slight differences in procedures for new planning commission based on the fact that we um we looked at Title Eleven now for in state statutes for guidance. We um we've revised policies and procedures and I've set up meetings that include everybody in groups um to talk about those and things that are different. So I think I have all of those on your calendars. And if that doesn't sound familiar, which it should, uh let me know. But otherwise, if you have any questions, let me know about it. But I think we're we're doing pretty good in making sure everything's covered. Thank you. Um combination of uh this six of this group here. So uh we can you know, as we get close, we can work that out through Kim and maybe Kim, who normally does her quorum calls. We can just make sure that we maybe we could save some people a trip.
