Uh, the item before you is a tenant parcel map for WTPM25-004 for Hansen.

Uh the request is to prove uh approve a tenant parcel map, which would divide a 4.75-acre parcel into two parcels of 1.13 acres and 3.62 acres.

This subject parcel is located in the uh is 4.75 acres and located at one uh 15735 Fawn Lane in the forest planning area.

It has a regulatory zone of low density suburban and a master plan designation of suburban residential.

Um, and above is the site plan and proposed parcel map.

The subject parcel is developed with an existing single family dwelling, all to remain on parcel one.

The existing single family dwelling in all structures will continue to meet the required setbacks with the approval of the subject parcel map.

Access to the proposed new parcel would be via an existing 20-foot-wide private access easement, uh, which serves an additional two parcels to the north.

The applicant did work with the Trucky Meadows Fire Protection District and in an emergency access easement and turnaround are located on proposed parcel two Trucky Meadows uh fire district satisfaction.

The proposed tenant parcel map does meet all the minimum requirements for the low density suburban regulatory zone.

And staff does um recommend approval of the proposed parcel map and provides the uh overhead uh possible motion for your consideration.
