Access to the new parcel will be via an existing 20-foot-wide private access easement serving two additional parcels to the north. The applicant worked with the Truckee Meadows Fire Protection District to provide an emergency access easement and turnaround on proposed parcel two. Staff found that the minimum requirements for the regulatory zone were met and recommended approval. The applicant, John Gomez, stated he had nothing to add. Committee members expressed satisfaction with the proposal, noting that layers of easements had been properly addressed.
