4:04If you disagree with the decision of the parcel map review committee and you want to appeal its action, call the planning staff immediately.
4:15You will be informed of the appeal procedure and application fee.
4:19Appeals must be in writing and must be delivered to the planning and building division with 14 days of the date that the decision will be in appealed was signed by the secretary of the parcel map review committee and mailed to the original applicant and the procedural rule yield in accordance to swashok them code.

4:44Public comment heard under this item is limited to three minutes per person.

7:57Uh, the item before you is a tenant parcel map for WTPM25-004 for Hansen.
8:06Uh the request is to prove uh approve a tenant parcel map, which would divide a 4.75-acre parcel into two parcels of 1.13 acres and 3.62 acres.
8:20This subject parcel is located in the uh is 4.75 acres and located at one uh 15735 Fawn Lane in the forest planning area.
8:32It has a regulatory zone of low density suburban and a master plan designation of suburban residential.
8:41Um, and above is the site plan and proposed parcel map.
8:45The subject parcel is developed with an existing single family dwelling, all to remain on parcel one.
8:51The existing single family dwelling in all structures will continue to meet the required setbacks with the approval of the subject parcel map.
8:59Access to the proposed new parcel would be via an existing 20-foot-wide private access easement, uh, which serves an additional two parcels to the north.
9:10The applicant did work with the Trucky Meadows Fire Protection District and in an emergency access easement and turnaround are located on proposed parcel two Trucky Meadows uh fire district satisfaction.
9:28The proposed tenant parcel map does meet all the minimum requirements for the low density suburban regulatory zone.
9:36And staff does um recommend approval of the proposed parcel map and provides the uh overhead uh possible motion for your consideration.
9:46Um I do believe the applicant uh John Gomez is on the call if you have any questions or would like uh if he would like to speak.
9:57Um yes, let's ask the applicant if they'd like to add anything to your Courtney's presentation.

10:14Um I will uh ask any of the uh committee members if they've got anything we'd like to ask or talk about on this one.
10:26Wayne, I think for me, um whenever I see a parcel map on Fawn Lane, you're one of the first persons I think of in order to make sure that all of the the um layers and layers of of heretic easements and so forth are all understood and straightened out.
10:49But um when I asked if you had any questions, you quickly indicated that you're fine with this.
10:55So I I think that that would have been my biggest concern.
10:58And Wayne, I think that that if you're satisfied, I am as well.
