If you disagree with the decision of the parcel map review committee and you want to appeal its action, call the planning staff immediately at 775-328-6100.

You'll be informed of the appeal procedure and application fee.

Appeals must be in writing and must be delivered to the planning and building division within 10 calendar days from the date that the decision being appealed is signed by the secretary of the parcel map review committee and mailed to the original applicant and the proceeding being appealed in accordance with Washoe County code.

We're going to move on to number four, our first public comment item.

So I'm going to go ahead and just for this presentation, keep my camera off.

My internet's being real slow today, but I'm going to go ahead and share my screen real quick.

So Tim Evans planner.

So the case before you today is tentative parcel map case number WTPM 25-0012 for Douglas.

The subject property is located at Zero Grass Valley Road and has APN 077 49009.

The property is undeveloped and it is located within the warm springs planning area and has the high density rural zoning.

And there on the right side of the screen, you can see that the uh parcel itself, um, the subject property is highlighted.

And so the request before you today is to approve a tentative parcel map, dividing a 10-acre parcel into three parcels ranging from 3.33 acres to 3.33 or 3.34 acres.

And so here is a um clip of the uh portion of the tentative parcel map that was provided by the applicant for this project.

Um, and it shows the three parcels that are proposed.

And so overall, this is a fairly you know straightforward split that they're they're proposing.

So the maximum lot potential for that 10 acre HDR zone parcel is three lots, and the number of lots that they are proposing is three, and it meets all the minimum lot minimum lot requirements, minimum lot width, excuse me, requirements for the HDR zoning, as well as the minimum lot size for the HDR zoning.

Um overall, all the tentative parcel map that is proposed meets all the requirements for the HDR regulatory zone as well as the H or the Warm Springs Planning Area modifiers.

And so staff is recommending approval of the tentative parcel map and provides the motion on the screen as well as in the staff report.

And I'm available for any questions.

Um, they're not taking advantage of their full density for some reason.

Um that's perfectly acceptable for us.

Uh water rights can always be an issue.

You gotta have the water right for any new parcel you want.

Um so I also have nothing else to uh to bring up on this particular case.

Um do we have any public comment on this particular case?

Well, um, I always have something to say about these.

This is I really just don't.

So I believe I'm going to uh uh ask for um ask for a motion on this.

This is uh West Rubio uh with health department.

She is a senior in uh one of our programs.

Um with Jim's retirement as of today, Aaron Myers will become the backup to the parcel map review committee.

And um, as such, we have changed kind of like the review way some of these are going to be done.

So we'll be we'll uh move a lot more staff to being able to review a lot of these.

So we'll have a little bit more of a consistent presence and and uh work on that for this committee and and for all of you folks.

So um please welcome Erin Myers.

She'll be sitting in on the next few of these uh before we just uh set her free to the wolves.
