So the case before you today is tentative parcel map case number WTPM 25-0012 for Douglas.

The subject property is located at Zero Grass Valley Road and has APN 077 49009.

The property is undeveloped and it is located within the warm springs planning area and has the high density rural zoning.

And there on the right side of the screen, you can see that the uh parcel itself, um, the subject property is highlighted.

And so the request before you today is to approve a tentative parcel map, dividing a 10-acre parcel into three parcels ranging from 3.33 acres to 3.33 or 3.34 acres.

And so here is a um clip of the uh portion of the tentative parcel map that was provided by the applicant for this project.

Um, and it shows the three parcels that are proposed.

And so overall, this is a fairly you know straightforward split that they're they're proposing.

So the maximum lot potential for that 10 acre HDR zone parcel is three lots, and the number of lots that they are proposing is three, and it meets all the minimum lot minimum lot requirements, minimum lot width, excuse me, requirements for the HDR zoning, as well as the minimum lot size for the HDR zoning.

Um overall, all the tentative parcel map that is proposed meets all the requirements for the HDR regulatory zone as well as the H or the Warm Springs Planning Area modifiers.

And so staff is recommending approval of the tentative parcel map and provides the motion on the screen as well as in the staff report.
