It's a gable end with a symmetrical facade and a play towel roof and uh copper gall stops and flashing.

Um removal of the terracotta clay towel roof um with a proposal to install engineered composite tile matching the original design.

Staff observations and comments.

The original roof of 126 to 128 North 15th Street was a Spanish barrel tile, terracotta clay tile.

It appears that the original roofing materials have been completely removed at the main roof areas and replacement with a red shake style architectural asphalt sinkle was begun until work was stopped.

The applicant has submitted an alternate material for review, brava's Spanish tile Spanish barrel tile, the synthetic material that matches the original clay tile.

This product appears to be an appropriate alternate material as color options, profile and appearance are consistent with the original historic clay.

No specific color was proposed by the applicant from the color chart.

Antique clay appears to be the closest match the original clay.

The applicant may obtain samples and submit photos to staff showing the sample and the remaining original tile for final selection.

However, if that's what they sent, and my mistake was I left it on the box, left it there, because to be honest, I had uh my mother passed away, so my life changed.

And then knowing that I just kind of like okay, this is what I knew I had, and this is what I knew that we were preparing because we ahead of time.

We already kind of had an approval more or less.

So I didn't really have to do much thing in after that.

Uh the only thing I'm not clear on is um like the the ridge valley and hip caps are we using this uh Brava material for those as well.

Well, the where the roofs meet it there's there's a special tile that goes there.

But I do notice in this current material and roof in the application with the shake that the ridge and valley are missing currently.

So I just I just wouldn't want like part of the roof to have new material and part of the roof to have no material.

It may be more difficult to do the do the closed valley because you have to fit the tiles into each other.

So unless there's a strong objection from the rest of the board, I would suggest that condition be the valley condition be approved by staff, right?

Um be approved by staff, you know, whichever whether it's can whether it's the bronzo material or the copper material, we just wouldn't require.

Um that the Brava system be attained, a sample of the barrel configuration with colors that are closest to the existing color, and that that be submitted to staff ahead of time.

That the hip rake and ridges would be consistent with consistent in design throughout, and if possible to match previous.

But we're okay with either the copper or the well, that's valued in the valley.

And so I pause that so the hip rake and ridges be submitted to staff ahead of time as well to make sure they're consistent.

And then that the proposal for the valleys by the roofer would also be submitted to staff, whether open or closed, um, for staff approval.

If it's open of the roof, if it's open, then it'd be copper consistent with previous design.

It's an attached row home dwelling with um Queen Anne influences and uh in a front porch and a projecting tower.

Um existing exterior wood window panels and surrounding wood components exhibit deterioration, including raw in multiple locations.

In addition, sections of the socket board are missing, leaving the assembly exposed and vulnerable to further damage.

The scope of work includes the careful removal of all deteriorated and damaged wood elements around the affected window areas and sockets.

Any unsound material will be replaced with new pressure treated lumber or structural integrity or voice for exposure is a concern.

On top of the pressure treated substrate, new exterior trim boards will be custom card and installed to match the existing architectural pattern and profile, ensuring visual clouds community with the original design, all replacement controllers will be securely fastened, properly aligned, and prepared for exterior finishing.

All work will be performed in accordance with standard construction practices to restore durability, weather resistance, and architectural appearance.

The applicant offered a descriptive approach to the treatment of deteriorated wood elements at wood panel at window panels and soffits.

More information will be helpful to understand the extent of the work area, um, such as confirming that the work is only at the second floor projecting bay window or other areas of the facade are included.

Generally, it's appropriate for the exterior face of the wood trim to be scribed to match the original wood trim detailing.

The proposed scope calls for adding new scribe trim onto replaced substrate.

Based on the submitted photos, it appears that the replacement wood is in plane with the original scribe trim.

So we fully understand what the first of all, why everything was taken apart, and secondly, um how you intend to put it together that it looks like it used to look.

Well, pretty straightforward because that was pretty much the condition that we found it when we arrived there.

So we were hired to replace this.

Well, to put a new software there because it was missing, and then we replaced the rotten wood there.

But the thing is that every other panels were bad as well.

So we removed it and we replaced it.

We replaced the what the wood behind there.

And I didn't know that that was so important part of the bay window, otherwise I would I would leave it as it is, but it was bad.

So we replace it for new wood as you see in the picture there.

And what we have to do actually is try to copy the the pattern there and put a new panel on the top of the new wood that we have replaced.

Because that was as you can see in the picture, because it was completely rotten.

So we even if we replace the just the paneling, they will have problems in the future because the water was seeping in in the in the window.

So what we're just going to do is just copy exactly how we was and put it a pan on the top of the new wood.

So that's gonna make the whole yeah, so it's simply thicker.

Probably it's going to be a little bit thicker, yeah.

Probably a clear cypress or western red cedar beetle.

After the presentation, the board will discuss the merits of the project among themselves, but will ask the applicant and staff for relevant information to supplement the discussion. After the deliberation, our will recommend to approve as submitted or approve with conditions, deny with explanation, or table the project for further discussion. If the applicant is not present at the meeting, or if information provided is not sufficient, the board may table the project until the next meeting to provide the opportunity for the applicant to be present and or supply sufficient information for discussion. A proposal will only be tabled once. If requirements are not satisfied at the following meeting, the board may automatically recommend denial and require the applicant to reapply for a new certificate of appropriateness. Meanwhile, no work can proceed until a council resolution and a certain certificate of appropriateness is received.
