Um looking at the surrounding properties, the property to the north across East Pioneer Parkway is zone residential multifamily and fully developed as a an apartment complex.

The property to the east across Browning Drive is currently all community commercial and developed as a strip shopping center and restaurant at the northeast corner of the intersection of Browning Drive and East Pioneer Parkway is AISD state of the art, Dan Diapert Career and Technical Center, which was built in 2017.

The deviations at at this particular time was the residential screening and buffering to the southern and western property line.

There still is a deviation in reference to the trees that are required in these buffers.

However, the applicant is asking for a deviation for the trees that would be required there due to there being award us several easements, including waterline easement, utility easement, as well as uh drainage easements in the southeastern portion of the property that extend over to Browning.
