The Bentonville Planning Commission met on October 20, 2026, beginning with a technical review at 4:30 PM followed by the regular meeting at 5:00 PM. The commission considered sidewalk waivers, large-scale developments, temporary use permits, rezoning requests, code amendments, and a historical fee-in-lieu review. All consent items were approved unanimously. After public testimony and deliberation, the commission approved most items, denied one sidewalk waiver, and tabled the code amendments.
All right, it's 4 30, so I'm gonna go ahead and call to order the meeting of the Federal Planning Commission for tech reviews for what is today, October the 20th. Uh welcome everyone who is here. Uh we're going to work through the agenda just from a technical review standpoint. Um, and so we're going to start with the October the 6th meeting minutes. Uh any changes or modifications to that document. Okay. Don't see any. So let's move on the consent agenda. Three items on the consent agenda. Are there any items on consent that a commissioner would like to have removed from consent? Okay, again, I don't see anyone, so the consent agenda, those items will remain there. Rest of the neighborhood has sidewalk. Uh we are recommending denial. Okay, so there was one home next door to this property that we looked like there was some topography or something that issues there. It kicked in for that waiver, but they're not those same issues at this particular lot. Not that we're seeing okay. Um, what are the um there are requirements for um the grade on a driveway, aren't there? Maximum grade. I believe the fire guys like to keep driveways under 10, maybe 11-ish percent. I'm not sure on this one, they may not exceed that if they have to put the sidewalk in. Well there's it's just a triangle-shaped lot. I mean, a driveway is gonna take up most of that little leg anyway. Right, there's just a couple of panels. Yeah, it's not really an issue. Any other questions on this one? The applicant is here and has any comments, we'd be happy to hear from you. It's
