The acting agents are Eddie Baker and Alan Baker, the owners EAB development LLC, location 701 Lee Street, the zoning on the properties R5 transitional residential.

And the six lots are approximately 1.5 acres in size.

In 2008, there was a preliminary plat of Jefferson Place.

This basically shows the lot lines at that point in time.

This uh exhibit here is the site plan landscaping that was approved site plan for the landscaping where the landscaping uh would be placed.

This shows uh in blue the water mains that are in the surrounding streets, East Rona, Jefferson Street, and Lee Street.

The heavier lines are the sewer connections from the sewer mains, and the lighter lines are the water connections from the water mains that are in the streets.

What is not shown on the uh site plan is the electric lines, cable internet lines, the heating ventil ventilation, air conditioning, heat pump unit placements, and possible natural natural gas lines and telephone mines.

The main criteria that the planning commission has before you for subdivision variants to be able to be granted is unusual situation where the subdivision regulations would result in substantial injustice or a hardship to the applicant.

Um had a work session on November 21st on the subject matter tonight's public hearing on December 5th.

Once the planning commissions make a determination on the subdivision variance request, there is a 14-day period for potential appeal to town council after the planning commission's determination on the subdivision variants that would allow for the applicant or any of the adjoining property owners to appeal it should they choose to do that, and that appeal would be to the town council.

Some of it is repetitive from what Paul has already stated, but um the definition of a public utility easement.

This is the area that is set aside by plaque that is used for utilities to install their infrastructure within the town.

These are utilities that have franchise agreements in town to operate.

Some of the examples of that, the town-owned utilities are water and sanitary sewer.
