Rather, the existing zoning would allow for up to 180 bedrooms at a maximum density of 48 bedrooms per acre.

Phase one and two request is for a total of 154 bedrooms per acre, which is approximately 41 bedrooms per acre.

The existing RM48 zoning does not accommodate the allowable density with one to two bedroom units as a product of the floor to area ratio, which I will discuss later in this presentation.

The planned residential district is sought for flexibility with the floor to area ratio in order to develop these types of units which are scarce in town.

The Hearthstone community does have a very demographic and is largely comprised of non-undergraduate students.

And the development does have an existing 0.77 parking spaces per bedroom ratio, which is appropriate given the location, access to transit, and the demographic of the population.
