On November 6, 2025, at 6:00 p.m., the Planning and Zoning Board of the City of Boca Raton convened. Key modifications include: maximum floor area ratio (FAR) of 150% of the highest allowed FAR in the jurisdiction (1.5 FAR for Boca Raton); mandated parking reductions (15% minimum reduction if within 1/4 mile of a transit stop, 1/2 mile of a major transportation hub, or with parking within 600 feet; elimination of parking minimums within transit-oriented developments); height limitations when adjacent to single-family residential areas (greatest of 150% of adjacent building height, max 10 stories, or 3 stories); post-expiration conformity (projects remain conforming after Live Local Act expires in 2033); nonconforming use treatment for affordability violations; affordable units must be rentals; and elimination of the appeal to City Council (now required administrative approval). The board voted 5-0 to recommend approval to the City Council.
