The Planning and Zoning Board of the City of Boca Raton met on November 20, 2025, at 6:00 PM. Traffic studies show a net increase of 965 daily trips (80 AM peak, 82 PM peak) compared to the existing office use, and the project meets the traffic performance standards per Palm Beach County review.
- Board Questions: Board Member Mitchell asked about the bus shelter location and whether there are restrictive covenants on the 0.90 acres. Staff clarified the shelter is a separate structure near a shared-use path, and the site plan and restrictive covenant govern development on that parcel. Mitchell had no further questions. Board Member Morgan had no questions. Board Member McDermott confirmed the project is new, not a revision, and commented it appears well thought out. Petitioner’s counsel (Jeffrey Barker, Nelson Mullins) and attorney Mike Marshall (same address) explained that the 0.90-acre parcel is owned by the applicant, not the golf course, and a private easement allows the golf course use; the easement is being amended to release the 0.90 acres while preserving covenants consistent with the approved site plan.
