23:37 So this specific repair plan we had made two minor changes based on comments we received either at new business hearing or from planning in between hearings.
23:53 So there are uh if you might recall or some of the documentation that's submitted, we did coordinate with planning to off-site seven um short-term bicycle racks, so 14 um spaces um to 125 Jersey Street or public way um in the vicinity of 125 Jersey Street, which is memorialized here on a schematic plan, but also um through a more in-depth planning document with field measurements and photos and orientations of racks and uh which has gone through planning and been approved.
24:29 Um the project is responsible for nine total short-term racks, so that would leave two on the site.
24:37 Um the plan that was presented last week had one rack um between the mailboxes um and this first street tree.
24:45 Um planning was really um adamant and prioritizing this um greenway for the furnish this green furnishing zone.
24:54 So we removed that bike rack, which you know would have had to be on a paved pad um for access requirements, um, and we moved that here to where there was already uh a bike rack plan.
25:06 So there are two racks um here.
25:08 Uh the first one is four feet from the um landscape area, which has an existing tree that we're maintaining.
25:15 And then this is uh again per the bike parking guidelines, eight feet away from the uh the first rack, and that's still four feet away from the apron.
25:24 And so we were able to fit those racks.
25:26 Um I uh submitted communications with the planning department um that memorialized this change and their acceptance of uh this plan.
25:35 Uh they did say they had no further comment in that um communication that I submitted.
25:40 Um, the second change was um based on this driveway apron as you uh pedestrian may be traveling um northward on Kilmarnock Street on the west side.
25:52 You would be um leaving our site, which now has uh a pedestrian easement and around a 10-foot uh clear walking zone to a more constricted um sidewalk based on the frontage uh and facade of 55 to 57 um Kilmarnock or the Fenway used condominiums.
26:14 Um, currently there's this um radial stone that's probably sloped um in the field to make this kind of flush, but also I would assume uh uh visually you can tell it would not meet ADA cross slope requirements.
26:29 Um so we kind of looked into how to um fix that.
26:33 Um and then as I was looking into that, there is uh there are some direct access units on the ground floor here, and there is a gate that swings inward um for the residents to use.
26:43 So the gate does not swing outward.
26:45 But um what we decided to do is really look at this, um, the topography here that we have in detail, um, and realize that this apron isn't um providing a six-inch delta from the street level to um the level sidewalk.
27:02 Uh it isn't now and it won't in future conditions.
27:05 Um so what we did was kind of limit the size of the apron um based on the design slope in the city details for a res um this is the residential um driveway detail for this um alleyway um to kind of limit that width to provide a four-foot flush um zone to get through to the sidewalk here, which is an improvement versus what is out there today.
27:29 And I think it's a base best case scenario as far as accessibility requirements and cross slopes and whatnot.
27:40 And so part of this stone will be flush with the sidewalk above, and the apron will be able to be limited to about two feet wide here instead of the three foot ten.
27:50 That's on the detail because just based on the vertical delta we're dealing with here.
27:55 So that that is a change that was made, and if there are any questions, I'm happy to answer them.

28:15 Like appreciate the dimensions there, but uh if instead of having curved corners, we could just have slopestone so that we're not introducing granite into the right.

28:31 So if that four foot path could be continuous cement concrete, that would be desirable to have slowstones and not curb.
28:40 So when you mean slope zones, you mean like a transitional.
28:44 So what I discovered, I did look at that, Amy, and and sorry to sketch during a public hearing, but if this was to slope at all, um you would need a transitional panel, and then I felt that that wasn't appropriate for residents to walk out into, where in this scenario, everything behind the curb is level, so like you know, residents are using that direct access pad.
29:10 I mean, I'm happy to do that, but I I did not want to introduce like a uh an extreme cross slope on a on a um panel here that you know residents would step into, um, and it would really it would really eat into that width because there's no way to have anything sloping here that's not gonna cause this width of level area to be reduced, even if it's even if it's smaller, you know.
29:39 I mean, um, so I was more comfortable with this.
29:42 I'd be happy to change it for you.
29:44 Um, uh no, actually, I will defer to Sarah.
