Good morning, ladies and gentlemen. Welcome to the December 4th, 2025 Calvert County Board of Appeals Public Administrative Hearing. We'll begin the hearing by taking roll call. Mr. Ireland. Here. Mr. Clark. Here. Mr. Scott. Here. And I am, of course, here. So we have established a quorum. Our counsel is Ms. Lisa Smith Sanders. The Board's Administrator is Tamara Blake Wallace. And our board's coordinator is Maureen Dull. We are in a hybrid format this morning, in person and virtual via Teams. At this time, the coordinator will go over Teams etiquette for the hearing and identify any unnamed attendees for the session if there are any. Mr. Chair, there is the only person online is Gerald Cusineau, who is a one of our planners. So today's hearing will be conducted in the following manner. I will call the case to be heard. I will then call on the applicants to identify themselves by stating their name, address, and occupation. If the speaker is acting as a representative, I will ask them to identify the applicants they represent. The coordinator will address the public notice requirement and mark the exhibits, then swear in the applicants and interested parties wishing to give testimony. Next, the applicants will present their case. We ask that the applicants or their representative take, please take the time to address the approved approval criteria. The board must use this to render their decision for each case. Persons wishing to cross-examine witnesses will be provided the opportunity to do this. This will be for questions only, not testimony. Any person wishing to testify on a case will be given an opportunity to speak. Persons testifying will need to identify themselves by name, address, and occupation, whether participating in person or virtually. Individuals may be limited to two minutes, and a group spokesperson may have five minutes to speak. Time limits are at the discretion of the board chair, but all testimony must be sworn. The applicant will have the final opportunity to respond to any public testimony and present closing statements. The board will make finding of findings of fact based on exhibits submitted and accepted prior to or during the hearing and testimony heard today. The board will render a decision within 45 days after the case is closed, and an order will be issued no later than 45 days after the decision is rendered.
