Moving on to the non-routine action items on tonight's agenda consisting of items eight through 34 with items 30 through 34, a request for a hold from the applicant's representative.

Item 8 UC 26049, a use permit to allow outdoor storage with waivers of development standards for the following modified residential adjacency standards, reduced buffering and screening, and eliminate street landscaping and fence located east of Fremont Street, north of Oakie Boulevard within Sunrise Manor.

The members of the town advisory board stated the proposed development was incompatible with the surrounding neighborhood and expressed concern over the reduced buffering and screening, in addition to eliminating street landscaping.

One neighbor expressed concern over the location of the trash enclosure on the site, in addition to vagrancy within the immediate area.

Planning staff is concerned with the outdoor storage use in proximity to the residential use and any potential impact it may have on the adjacent manufactured home park.

The town advisory board recognizes the plan unit development allows for greater flexibility in the design of the site.

Public works staff is concerned the requested waivers to modify driveway geometrics in addition to allowing 10 dwelling units on a private substreet where a maximum of six dwelling units are allowed per Title 30 would potentially create conflicts and safety concerns with vehicles.
