Um one thing to note about this specific plat is um it was supposed to be heard at the BZA for a landscaping and lot with variants.

Um we did not have quorum to have the BZA this month, so this is coming to the plan commission first.

Um taking two lots, subdividing it into four to build attached to attached single family residential units price points somewhere around low two hundreds for those, so a reasonable priced product for the area.

Um as Kaylee mentioned, we are going to the BZA to ask for a landscape reduction, which would be half of I think I think that's what we had talked about, Neil, and then lot width.

Greg Pfeiffer (town representative) provided background: the town deposited $720,000 for a partial taking, demolished a building, and after mediation proposed this zoning change as part of a settlement to avoid a jury trial. Kevin Beatty (town manager) added that new water and sewer stubs are already in place and that about 45% of the property lies under the Ohio River floodplain, with a developable area roughly 750 feet long and 240–250 feet deep. Discussion addressed floodplain construction (garages at BFE, vents), view shed preservation from the Hain property to the east, and the limitation of a two-story height to protect views. A motion to forward the amendment to the town council with a favorable recommendation passed unanimously.
