I'd like to call the May 27th Clarksville Board of Zoning Appeals meeting to order that first call business is the Pledge of Allegiance. What'd you say? I think we've all had a chance to uh read the minutes. Is there a motion to approve the minutes? No. I'll make a motion to approve the minutes. Okay. I'll I'll second them. All in favor. Opposed? No. All right. Okay, the first item for business today is V268. It's a variance for a semi-parking. The Cotter Drive and Chris Long will be attending. Good evening. I'm uh Chris Long with uh Prime AE, formerly JTL. Um I'm here uh tonight to uh to propose or discuss uh a use variance for a piece of property on Cutter Drive and Progress Right. Okay, and would you please uh give your address for the record? Please eight 1829 East Spring Street, New Albany, Indiana, 47150. Okay. What we'll do is we'll have the staff report first, and then after the staff report, you can present your side. Okay. All right. Uh this is the exact same staff report as last month. It got tabled at the last meeting. Um, but I know the uh Chris Long was unable to attend, and I believe one of our board members was also not here. So I will we'll reread it, but it is exactly the same. So if any of the other board members have heard this before, you're correct. Um, so this is V26008. Uh the applicant is requesting a use variance to establish a parking lot on a currently vacant parcel at the corner of Cutter Drive in Progress Way. Uh this is parcel ID 10 1403 300 178-000011. It is currently not addressed. Um oftentimes vacant parcels do not have addresses, and this is the case here. Uh the parcel is shown as two lots in the town system, but appears to have been consolidated with the county. Uh the applicants operate Apex Trailer in Jeffersonville. Uh, this the use this use for this property was first brought up last year by another party, uh, and it was immediately noted that there would be a conflict with the ordinance. The town's ordinance does not permit parking as a principal use for a property. Uh parking lots must be associated with another use on the site. The applicants wish to develop the site for parking only with no other on-site uses, buildings, or employees. Uh they applied for a use variance in March. The proposed lot would have space for 81 semis and trailers, as well as as a detention basin to account for the runoff uh from the additional impervious service. The site would be fenced in and signage would be installed, both of which would require permits. Uh note parking lots are not permitted uh as primary uses in the zone, uh, but neither is freight trucking.
