3:18

Good evening, Planning and Zoning Board.

3:19

Uh tonight I'm going to go over ordinance 142025, which is the Halifax Crossings MPUD amendment.

3:25

The applicant is requesting to amend the current MPUD to incorporate new development alternatives for commercial uses and allow for a reduction in minimum lot size for commercial parcels.

3:36

Option B would allow the applicant to build over 75 acres of commercial type uses and up to 575 multifamily units.

3:44

The current current minimum lot size is one and a half acres, and the request is to update that to half an acre.

3:53

Development options are compared.

3:57

So this is just going over your different options.

3:59

So as I said, option B, you would have 75.71 acres of commercial uses and 34 acres for multifamily with a 535 units.

4:26

We have now and this is option B.

4:30

This would keep the commercial aspects on the west side of option A, but would have commercial lots on this east side.

4:41

Currently, the hospital McDonald's and Wawa.

4:44

Uh there are 7,159 trips left for future development here.

4:48

With this new amendment, staff has worked with the applicant in Flucia County to require a new TIA for the final site plans in this area, which would change the improvement requirements from the previous MPD.

Unassigned speaker

5:00

Once the applicant goes over the 17,415 trip cap, a new proportionate fair share agreement will be established between the city and the county.
