- Ada Sean Maril, a neighbor who owns property behind the subject site, expressed concern that a proposed new driveway for parcel two would interfere with her existing private driveway. She stated she has had issues with people using her driveway to access the property, causing it to fail. The applicant clarified that the new driveway would be along the easterly side of the property, completely separate from Ms. Maril's driveway on the westerly side.

- Item 5.1 – 10660 Calvine Road Map (PLNG 25-011): Staff planner Pierre Killingsworth presented the proposal for a tentative parcel map to split a 5-acre lot (zoned AR2) into two parcels: parcel one (2 gross acres) and parcel two (3 gross acres). The property is located on Calvine Road, about 1,900 feet east of Excelsior Road, and contains two existing homes and two driveways. The existing homes will remain; parcel two will be vacant. A new driveway on Calvine Road was reviewed by engineering and the fire district. The project is exempt from CEQA per Section 15315 (minor land division).
- Applicant comment: Omar Sidiki of JTS Engineering confirmed that the new driveway would be on the east side of the property and would not affect the neighbor's driveway. The applicant was available for questions.
- Commission deliberation: After hearing public comment, the commission proceeded to vote.
Key Outcomes
- Approval of tentative parcel map: Commissioner Fernandez moved to adopt the resolution finding the project exempt from CEQA and approve the tentative parcel map for 10660 Calvine Road. The motion was seconded by Commissioner Poole and passed unanimously (all in favor, no opposed or abstentions).
- Meeting cancellations: The Director of Planning reported that no items were ready for the June 18 meeting and the July 2 meeting falls near the Fourth of July holiday. With the chair's concurrence, both meetings were cancelled.
- Other updates: The zoning administrator approved a warehouse project on Survey Road. A Calvine Point mixed-use project is on the June 10 city council agenda, and the Sheldon Road rezoning map is targeted for the June 24 council meeting.
- Director's response to commissioner inquiry: In response to a question about tree removal on Laguna Boulevard, the director explained that redwoods in the medians were removed as part of a road reconstruction project because they were inappropriate species causing damage to the median and roadway. Improvements to the road, median, and signals will continue through the summer.

Each parcel will have a minimum of two acre to meet the density. The property is located at Calvine Road. It's about 1900 feet east of Excelsior Road. It's currently five acres.
