So as you all know, the ERC does own 610 Maine over here where um the VIC shares with the Victory Theater, and um they lease a portion of that for the charter school.

Um DMD or the city was actually approached um because the Signature School Foundation is in the process of um I believe acquiring if they don't already have that uh building at 519 Maine, which is the former Girling Law Office building.

They're going to be expanding their footprint to include a middle school, signature middle school.

Um and so they approach the city um for an incentive because they're doing a capital campaign.

I believe they've worked the goal is six million, but they've raised a little bit over three million, so there's still a gap.

Um and I but that campaign is ongoing, and so the city um has agreed uh to support um the signature middle school and their renovation over there with 300,000 dollars.

So we're asking that the ERC approve the use of downtown TIFF to support that.

Um as you all may know, TIFF can be used for capital improvements for school corporations.

Um so we feel like this would be a great use of the fund, support the school and its efforts over there.

Um my understanding is that the last tenant that actually is over in the building will be out by October or November of this year, and that um the plans are to have kids um in seats in August of next year, or 2028, I'm sorry, correction, of 2028.

Um I don't know.

I think I was told that it's gonna be seventh and eighth grade only, uh about a hundred kids per grade, uh 12 teachers, 11 or 12 teachers over there, and so um yeah, we think it'll be a great project to support.

Um helps uh bring some more kids into the school, retain some talent uh in Evansville, and so we're asking that you also you know approve that $300,000 allocation for their capital improvement.

So this is in connection with the renovations at the Ford Center that started with the bond issuance in 2023.

Hafer and Populous are the main design team, and they needed to find a marketing and graphics specialist, so we solicited a proposal from Sprout Design.

And the proposal was attached to your packet.

There's going to be like nine concession stands or something.

It's 11 locations.

We're on our power suit.

It doesn't matter.

This doesn't matter.

So there's four phases.

And the um we we don't have enough bond funds left to engage, so this is going to be a contract that we will uh pay outright with TIFF funds for the arena since it's uh new design work.

So will this include all four phases or is this just that's correct.

Yeah, the whole entire thing.

She's going to create the graphics and work with the sign company to produce them and then um oversee um installation of the graphics once they're all done.

26,150 dollars with Sprout Design Firm.

And it looks like she's gonna get 33% at kickoff, 33 at the completion of phase two, and then 34 due upon completion of phase four.

So and how these contracts work with the building authority is we are actually engaging with the building authority and they engage with Sprout.

So the building authority will um uh bill us, and you'll see it end up on a voucher at some point, so you'll see a voucher for Evansville Vanderburgh County Building Authority for some percentage of Ford Center graphic design.

So this is a property that's owned by this commission, 118 Garfield.

Um we've owned this since I think the 90s.

Uh uh, it's we've owned it for quite a long time.

For the last 15 years, it's been a um overflow storage building, and there's a um there's two lots outside that are fenced in that we um house stone and brick and um extra pavers and things, um street maintenance.

We house that stuff for street maintenance when they're making repairs in the downtown area or Haney's corner.

Um there's a building and it has uh two large overhead doors, it's like an industrial building, and the one on the rear of the building that goes into the storage yard, the um the wood has uh at one point we were being treat we treated the building for termites, so the wood has just failed from termites and it's pulling away as you saw in the pictures uh from the building, and the um so we're gonna have that repaired and the door track put back on because if we would try to lift that door, we think it would all fall over.

No additional chuck pointing or anything with the bill.

They did not indicate that.

I um asked that question specifically.

We uh re-roofed the building um I don't know, 2015 or 16.

We totally re-roofed it and had new uh mandors put on on the Garfield side and um some other things.

So uh the building is in otherwise it's in good shape because it's it's all brick and it's uh still frame except for those door jams.

Yeah, Glenn um Shane Beckler, our um field construction guy, he um sought quotes he sought quotes from three folks, two people turned in a price.
