Good afternoon.

0:23

It's approximately 12 p.m.

0:26

I'd like to call call order, excuse me, the Port Authority of Evansville's regular meeting for the day of Monday, September the 14th, 2026.

0:37

We have our meeting memorandum of uh the first item on the agenda as of August the 10th, 2026.

0:44

I'd like to ask for an approval of the meeting memorandum for August the 10th, 2026, please.

0:51

So moved.

0:52

May have a second.

0:53

Have us have a first and a second.

0:56

So moved.

0:57

I'd like to make a motion to approve the meeting memorandum for August the 10th, 2026.

1:02

Next on our agenda, we have old business.

1:05

We have an update uh or do we have an update on the mooring dock?

1:12

Yes.

1:12

Uh may remember at the last meeting I asked if it would be all right if I contacted some of these companies that actually deal with uh selling those assets, those type of assets.

1:26

Uh I reached out to this one uh and since we don't really have the uh the specs for this, we've looked and we've looked and we've looked, and we cannot find those.

1:42

David thought he could find them, he hasn't been able to locate those.

1:45

So that's kind of what they were wanting to determine what size uh as far as square footage, thickness of the steel, and and that type of information.

2:02

Since I don't have that, I asked if they would be willing to come down and look at it, and they should be able to determine what those specs are.

2:12

So and also asked what type of fee would they charge if they should auction this off.

2:18

So he's provided that.

2:21

To come down and look at the uh the facility, it would cost five thousand dollars, kind of like a retainage to do the all the travel and the assessment.

2:32

And if they should end up selling it, their fee runs between seven and ten percent based on uh several factors.

2:43

Seven to ten percent uh of the sales price.

2:47

If suppose they auction it off.

2:51

They would get between seven and ten percent of of the price.

2:59

So kind of need guidance from the board on what they want us to do.

3:07

If you feel like did you do did you feel like the five thousand was too much or I would ask, could we are there any other organizations that we could possibly lean into for an assessment?

3:21

Because this is one, and you know, traditionally we try to find at least two to three uh specific bidders, at least we can gauge whether they're way over the top or just where they are in regards to assessing um this as well as you know feedback.

3:38

Are there any others that are out here that we in the region or that we could possibly contact?

3:44

I've been I've been in communications with Sutherland.

3:47

I can reach out to them and see if they would provide something very similar to to this.

3:52

They were asking the same questions.

3:54

They were wanting specs and uh since we don't have those, I I'm not able to provide it.

4:02

And I understand them wanting specs so that they could possibly give us an uh a price, but if if they're willing to come down, I mean they should be able to do an assessment.

4:13

This is their business, hopefully, and understanding you know all the incidentals and things that would be involved in making the assessment and then being able to um give us a price point or at least a range of what the value of the uh marina would be.

4:36

Right.

4:37

I I don't mind doing that, reaching out to some to another outfit or two to see if they're willing to provide the same type of uh quote, I guess.

4:47

Right.

4:48

And we walk can we do a moment we're gonna get current miller?

4:53

And are we going to especially have an ISIS looking thing like that?

5:00

But they were on a national organization too.

5:03

Only said it's online now with more ASL.

5:09

And only five thousand dollars on the fundamental people.

5:23

Yeah.

5:23

I'm sorry.

5:24

What was the outfit?

5:25

Current number.

5:31

Kentucky.

5:33

Right.

5:37

I'm sorry, I don't hear some of what you're talking about.

5:40

Okay.

5:41

So what we're talking about is basically trying to get a true assessment of what the value of the board is worth, and finding more than one vendor to potentially give us an assessment, an overview in a price, and to see what types of terms they would have in regards to helping us to sell.

6:05

Do we have anybody interested?

6:08

Not as of yet.

6:09

I think what Robert was saying is that he has contacted one organization and he was giving us basically they said they'd have a fee of five thousand dollars, five thousand some change to come down and look at it, and then to do an assessment.

6:24

And then for a sale price, it would be set five to excuse me, seven to ten percent of the actual sale price would go towards their fees.

6:36

Am I right?

6:37

Correct.

6:38

The reason the fee varies, he's it's it's gonna depend on how much work you'll have to put into it.

6:45

What do you think the price is worth?

Summary of Proceedings

Port Authority Board Meeting - September 14, 2026

The Port Authority of Evansville held its regular meeting on Monday, September 14, 2026, beginning at approximately 12:00 p.m. and adjourning at 12:15 p.m. The board addressed approval of the prior meeting memorandum, an update on the LST mooring dock, the finance report, and acceptance of accounts payable vouchers.

Discussion Items

  • Old Business – LST Mooring Dock Update: Board member Robert reported contacting a company to assess and potentially auction the dock. The company proposed a $5,000 fee for a site assessment (since original specifications were lost) and a 7–10% commission on the final sale price if auctioned. A prior assessment valued the dock at approximately $1 million, implying a potential commission of $70,000 to $100,000. The board discussed the costs and expressed interest in obtaining additional quotes from other vendors such as Current Miller and Southern. The board directed staff to contact at least two more companies for comparable assessment and auction fee proposals, given ongoing monthly carrying costs.

  • Finance Report – R. Gunter: As of August 31, 2026, revenues were up primarily due to a second transfer of $96,250 from the park and recreation fund. Expenses increased: electric services rose 26.6%, water services rose 18.3%, and a $44,805 rental payment was made to Marina Point. Total year-to-date expenditures were $180,274, resulting in a net income of $14,496. Cash on hand was $90,153, with $52,734 in investments, totaling $143,488; encumbrances stood at $39,892.

Key Outcomes

  • Meeting Memorandum Approval: A motion was made and seconded to approve the meeting memorandum from August 10, 2026. The motion carried.
  • Finance Report Acceptance: The board voted unanimously to accept R. Gunter’s finance report.
  • Accounts Payable Voucher Approval: The board approved the accounts payable voucher registers for August 19, 2026, and September 10, 2026. Payments included utility bills for the LST site (SIGECO: $214.53 and $197.59), the building at 610 Northwest Riverside Drive (SIGECO: $4,396.03, $233.29, and $5,268.62), and rent payments to RDM Land LLC (the new owner of the inland marina) for July, August, and September 2026 at $4,978.33 each.
  • Direction on LST Mooring Dock: The board directed staff to obtain at least two additional assessment and auction fee proposals (e.g., from Current Miller and Southern) before deciding on the dock’s disposition.
