Discussion Items

  • Presentation by Paul Schechter (Sunnyside Development): Schechter provided a conversational overview of Sunnyside Development, a 501(c)(3) nonprofit founded in 2018 focused on creating affordable, sustainable housing in southern Wisconsin.

  • Sunnyside Development's new Fitchburg project is a 16-unit property on Greenway Cross. This is their first project where they act as both developer and owner. The acquisition closed on March 31, 2026, approximately two weeks before this meeting. Total development cost: $3.59 million. Funding sources: $1.39 million hard debt from Old National Bank; $1.2 million from Dane County structured as a no-interest, no-payment loan (effectively a grant); and $1 million from the Federal Home Loan Bank of Indianapolis Affordable Housing Program (AHP), also a grant. About two-thirds of the total development cost has been spent on acquisition so far.
    • One resident, speaking in support, said the presentation was a
