I live at Eleven Hawk Lane in the Millwood Preserve community.

As you know, as you may know, Millwood Preserve is what used to be the Millwood Farms Golf Course.

With me tonight are Jim O'Bray and Bob Torbin.

The three of us are part of a five-member team that are working with the owners and in the development to prepare the owners for the eventual transition to an owner-controlled HOA.

We we want to make this board aware that the developer of the property has been very successful in building out the property, and he's very close to uh closing the sale on the final three units, which we're happy about.

And we're um we appreciate the work he's done and uh happy for his success.

However, um we also want to make this board aware, since most, if not all of you are new to the board compared to when the plans were approved and all the decisions were made, that there are many um planning board uh planning decisions, uh parts of the decisions and requirements, as well as conservation commission orders of conditions uh that the developer is obligated to satisfy.

Uh it's our understanding and belief that there's several of those that are yet to be satisfied.

And we're encouraging the board to be aware of that so that um before or subsequent to uh his closing on the last units, we can ensure that the modifications, any modifications that have been made or requirements that haven't yet been met are satisfied uh before the developer is uh finished with his work.

Um regarding that, we expect that uh some of those final approvals will be handled by the board in a in a public meeting or some sort of uh um open session that we as owners want to be um aware of and part of that process.

As um stated, uh, we are going through the conditions.

A lot of the members here were on the board when that project was approved.

There's over 75, almost 100 conditions.

Um we're going through all of those conditions, and some of the conditions include having, you know, conservation restriction in place, um, the affordable housing requirement has been met.

If you guys remember we voted to allow that payment, that payment that was made um in lieu of building units on site.

It's one of the reasons why we changed our zoning bylaw because of that.

Um but we're going through the conditions.

There are walking trails that um that were constructed that make sure that they they meet the plan.

So we're going through all those conditions right now.

Um the applicant, when they did receive approval from the planning board, one of the conditions was that there'd be an environmental monitor to review the construction.

Board members debated conditions including no employee parking on Dennison, no sidewalk parking, no delivery trucks on Dennison, a dumpster pad and enclosure, aggressive rat abatement, and customer education to park on Concord Street.
