Moving along for item number four, uh, project review, new matters. Item A is approval slash commentslash recommendations for vesting tentative track map number six five five seven P260101. Track 6557 is a vesting tentative track map application filed by Joseph Crown of Crown Homes and consists of approximately 10.85 acres located at the southeast corner of North Bryan and West Ashland Avenues. The property is being proposed to be subdivided into 67 lots. This development will include 67 single family detached homes, lots on approximately 10.85 acres, giving a density of 6.17 lots per acre in the RS5 zone district. Speak to this item, do we have uh anyone present to speak about the project? Good afternoon. Uh my name is Andres Castrejon. Um we were the ones helping uh Joe Crown on this middle of this project. Um this project is uh going to be uh well was actually a part of track 6429 which came to the committee a couple months ago. Uh that one was I believe a hundred and uh I don't remember the exact number, is it 137 lots uh with a park? Um and that part that was in that tenant map was also it was calculated to include this remaining portion that was gonna be this portion was waiting for the West Area neighborhood specific plan to change the zoning um from it was previously a zone for multi-family, it changed it to RS5, so we won't need any rezoning or anything like that. Uh so the part calculation was already included in 6429. Um yeah, and it's gonna be uh going concurrently to planning commission once the CEQA is uh fully settled with the city that's uh currently being worked on. That's gonna be resubmitted on approximately May 5th next month to the city. And once that goes to planning commission, it is being planned to be constructed concurrently as well. So as far as like access is maybe now on the tenant map, it may look like where's the access to the road's gonna be, but it's gonna be going concurrently with 6429. That's that's why it's shown that way. Okay, thank you. Uh so looking at the track map, I noticed uh you mentioned a park. Is there a park in this current track map plan? Or is it just the uh it's shown on there? Um, but that one is on it was actually on the vesting map for track 6429, but it should be on the northwest corner of that track map. Okay. Oh, I see. Yeah, okay. Yeah, it was uh calculated based off the municipal code as uh shown for the city president. And so uh I know typically the calculations based on dwelling units, and I know I I talked to a planner working on it, and it seems like uh for the amount of dwelling wings that the previous map had, and this one had it satisfies that that condition correct, yeah. So it was size for both for both amounted dwelling units. So we had already planned how many dwelling units would be on this that is now 6557, so that can be taken into account in the calculation for when the WASP was approved. Okay.
