The Goose Creek Planning Commission met on Tuesday, April 1, 2025, at 6:00 p.m. at City Hall. Four commissioners were present (Chairperson Judie Edwards, Lisa Burdick, Gena Glaze, Anthony Jenkins); three were absent. The meeting lasted approximately 12 minutes and addressed routine approvals, one map amendment/annexation, and two street name requests.

- Map Amendment – Myers Road/St. James Avenue (TMS 223-13-03-038): Planning and Zoning Director Kendra Wise presented a staff report recommending approval. The applicant, Bharat Patel on behalf of 52 Station Development LLC, seeks annexation of the 0.55‑acre vacant parcel into the City and assignment of General Commercial (GC) zoning (currently Berkeley County GC). The proposed use is a commercial retail establishment. Staff noted the parcel is located at a busy intersection and that residential use would not be ideal; the comprehensive plan designates the area as moderate density residential but identifies the corridor as a target for annexation. The applicant’s designee was present but no questions were asked. A motion to recommend approval of the GC zoning for the annexation/map amendment carried 4-0.
- Street Name Approval – Henry Brown Townhomes (TMS 235-00-00-083): The proposed street names were Sophia Circle, Nora Court, Audrey Lane, Libby Lane, and Magdalena Lane. Staff confirmed all names had been verified as available by Berkeley County. Commissioner Jenkins asked if the Commission was approving all names or just one; Chairperson Edwards clarified all were being voted on. A motion to approve the street names carried 4-0.
- Street Name Approval – City of Goose Creek Fire Station IV: The original request was for “Steve Skipton Way,” but Berkeley County requested the modification to “Skipton Way.” Fire Chief Mike Nixon (a Goose Creek resident) spoke in support, detailing Steve Skipton’s 25‑year career in emergency services, including service as a volunteer firefighter in New Jersey, response to the 9/11 World Trade Center attacks, becoming a career firefighter in Goose Creek in 2010, and his death from cancer in 2014 at age 41. Chief Nixon described Mr. Skipton as a “shirt off his back kind of guy” and a fire service mentor. The street will be an access road off Second Avenue adjacent to the fire station. A motion to approve “Skipton Way” carried 4-0.

The tax map number for uh this proposed application is uh 2231303038. The proposal and request is to uh assign zoning from Berkeley County General Commercial GC to City of Goose Creek General Commercial GC. Uh the applicant is um Butterat Patel on behalf of 52 Station Development LLC, and at the appropriate time he does have a designee here to speak on his behalf. Uh the acreage is approximately 0.55 acres. Currently, the property is vacant. The proposed use would be for a commercial retail establishment. The land use classification is currently medium density residential, and the current zoning as stated is uh in Berkeley County for general commercial and uh the staff recommendation this evening is for approval. The City of Goose Creek Creek Comprehensive Plan, which was amended in February of last year, has a subject parcel designated as moderate density residential.
