Goose Creek Planning Commission Regular Meeting – January 6, 2026
The Goose Creek Planning Commission met on Tuesday, January 6, 2026, at 6:00 PM at the Marguerite H. Brown Municipal Center. The board unanimously approved a consent calendar, a map amendment for annexation and zoning, street name prefixes for Carnes Crossroads, and re-elected its chair and vice-chair. Staff also introduced new personnel and announced the departure of the Special Projects Manager.

- Map Amendment – College Park Road Annexation/Zoning – Staff presented a request to annex TMS 233-08-03-059 (±0.77 acres) from Berkeley County (Manufactured Residential District R2) into the City of Goose Creek and assign General Commercial (GC) zoning. The parcel, formerly SCDOT right-of-way, is on College Park Road at Berkeley Farms Road. The applicant, Adam Griffin for MAC CP, LLC, was represented by Chris Haynes. Commissioners discussed access constraints (likely right-in/right-out), the narrow shape, potential for drive-thru issues, and bike lane considerations. No development plans were presented. Staff recommended approval, noting the Comprehensive Plan supports GC along major corridors. A future land use assignment will be considered next month. Motion to approve by Commissioner Byrd, second by Commissioner Glaze; carried 7-0.
- Street Name Approval – Carnes Crossroads – Staff requested approval of prefixes “North” and “South” for Pretty Man Drive, a previously approved road name, for Active Adult Phases 5, 6, and 7. Some commissioners expressed concern that the name might sound like a joke and cause 911 confusion, but staff clarified only prefixes were being added. Motion to approve by Commissioner Glaze, second by Commissioner Matthews; carried 7-0.
- Election of Chair – Commissioner Byrd nominated Judie Edwards to serve as Chair for another year. No other nominations. Motion carried 6-0 (Edwards abstained).
- Election of Vice-Chair – Commissioner Burdick nominated Heather Byrd to continue as Vice-Chair. Motion carried 6-0 (Byrd abstained).
- 2026 Calendar – Presented for informational purposes only. Meetings will be held the first Tuesday of each month.
- Plat Approvals (Informational) – Staff noted several plats for Carnes Crossroads, including subdivisions for North Tract Residual B, Callen Boulevard, Tracts 17B, O, Q, P, and Phase 18 & 19. Commissioner Glaze asked about remaining acreage; staff reported approximately 1,200 units occupied as of November 2025, with another ~150 under construction, and more phases planned.

It's an annexation map amendment request for the area identified as TMS number 2330803059 on College Park Road into the City of Goose Creek and to assign a zoning of general commercial. The applicant is Adam Griffin for MAC CPL C. The acreage is approximately 0.77 acres. Currently, uh the parcel is zoned Berkeley County Manufactured Residential District. The land is vacant and the proposed use from the applicant.
