Uh the proposal is to repeal title 16 land uses, Chapter 151 zoning, and chapter 153 land development regulations in their entirety and replace the new chapter 151 to be henceforward title unified development implements.

As we've been going over changes to the zoning ordinance, um since y'all council reviewed and approved the comprehensive plan back in 2021, as everyone knows.

So what we've done since that was passed in 2024, we brought this back to planning commissioning council last year for an update.

Um the document that's been presented before you for review, it's a more streamlined document for increased efficiency and to help create a more business friendly approach.

Uh since the venting ordinance was last updated, we have continued to listen to the feedback from the users, uh the developers that are doing projects, and from individuals, the community as well as residents to try to seek ways to make the document or process as simple and clear as possible.

Uh this updated document will be will be supplemented online by even more user friendly document, which we will title the city of use previous regulations manual.

That document will be comprised of images, diagrams, and other local information that does not exactly fit neatly into the text of a regular zoning awards or LPRs.
