Discussion Items
- 2026-001-VAR (Area Variance): The applicant sought a variance to increase the maximum allowed area for an accessory structure from 820.5 square feet to 929 square feet (a variance of 108.5 square feet). The applicant explained that the structure was built without permits, believing they were unnecessary due to the absence of an HOA. He proposed that the open porch (6 ft x 30 ft) be excluded from the square footage calculation. Board member Robert Smith, who drove by the property, noted the structure appeared inconsistent with the neighborhood and that the principal structure's size was disputed (the applicant's survey showed 1,641 sq ft, but online sources listed 1,240 sq ft). Staff clarified that the survey was used for the application. The variance was denied.
- 2026-002-VAR (Height Variance): The applicant requested a variance of 10 inches to allow the accessory structure height (17 ft 3 in) to exceed the principal structure height (16 ft 5 in). The applicant stated the height was needed to accommodate a car lift for vehicle storage and a boat. Board member Smith again moved to deny, citing no extraordinary conditions and inconsistency with the neighborhood. The variance was denied.
- 2026-003-VAR (Side Yard Setback Variance): The applicant requested a variance of 1.5 feet to reduce the required side yard setback from 5 feet to 3.5 feet. The applicant explained that the building's position was necessary to allow vehicle access around air conditioning units and a fence post on a pie-shaped corner lot. After the first two denials, the applicant noted he could adjust the building's height and remove the porch to comply with area limits, but the setback variance would still be needed. A motion to approve by board member Lisa Anagnostopoulos failed for lack of a second. A motion to deny by board member Smith, citing the building's mass being out of context with the neighborhood, was seconded and passed.
Key Outcomes
- 2026-001-VAR: Denied (motion by Robert Smith, seconded by Lisa Anagnostopoulos).
- 2026-002-VAR: Denied (motion by Robert Smith, seconded by Lisa Anagnostopoulos).
- 2026-003-VAR: Denied (motion by Robert Smith, seconded by an unidentified board member; a prior motion to approve by Lisa Anagnostopoulos lacked a second).
- The meeting adjourned following the votes.
