All right, good evening, everyone.

0:01

It is six o'clock here, September 17th, 2026 at the Green Administration Building.

0:06

We are scheduled for matters on the Board of Zoning Appeals.

0:10

We've got three agenda items this evening.

0:12

But if you would start with me by standing and saying the Pledge of Allegiance, please pledge allegiance to the flag, United States of America and to the Republic for which it stands.

0:24

One nation under God with liberty and justice for all.

0:30

Thank you.

0:30

Please be seated.

0:32

Unbelievable.

0:42

Well then, what a perfect time to call roll.

0:45

That's perfect.

0:46

We had we told you you did have to come and she made it anyway.

0:49

That's that was impressive.

0:52

Yes, here.

0:53

Mr.

0:53

Speed.

0:54

Here.

0:55

Miss Newbert.

0:56

Here.

0:56

Mr.

0:56

Awadala.

0:57

Here.

0:58

Mr.

0:58

Schultz.

0:59

Here.

1:00

And we have student municipal representatives that are just starting for their first meeting.

1:05

We have Anderson Carville.

1:08

And we have Eva Pennington.

1:11

Welcome, welcome.

1:14

So and very briefly and probably incorrectly, these student representatives.

1:18

Uh you know, they are they're high school students, right?

1:20

Big lad.

1:21

But they have opted to participate in the program.

1:24

They actually applied for the opportunity to participate, and a large numbers applied, and not everyone's able to get chosen.

1:30

But throughout the city, different boards, different commissions, city council, uh, they have the opportunity then to sit in and participate in these meetings.

1:38

Uh of course, they're not voting members, uh, for example, with with our board, but they they certainly have packets, they have the opportunity to ask questions should they wish to do so, but then just see how the community operates, right?

1:49

All the local community government.

1:50

So they're here with us, but then also there are other student representatives from the city of Green local schools that participate in other bodies and commissions.

1:58

So it's it's a very nice program.

2:00

Been doing it for an awful, awful long time.

2:02

But we welcome you guys here tonight.

2:04

And don't be shy, ask questions.

2:06

So we got three matters on the agenda.

2:08

We'll start with the first.

2:09

I'm usually handle them in numerical order.

2:11

First one that I've got is BZA 2026-20, David Flat of 2770 Heckman Road in Green.

2:19

And that the appellant, Mr.

2:21

Flat at the address, is requesting two variances.

2:24

First, the variance to permit an accessory structure, a detached garage to be constructed in the front yard where accessory structures are required to be in the rear yard.

2:31

This does not comply with Green Codified Ordinance Chapter 157 of the planning and development code.

2:36

And here we're talking 157.087-1 for the allowed accessory uses.

2:43

Second request on this is a one-foot accessory structure height variance.

2:48

That's to permit a detached structure, the detached garage to be 19 feet in height, or 18 is the maximum allowed by code.

2:56

Now, this is not compliant with Green Codified Ordinance Chapter 157 of the planning and development code, specifically here, 157.0872F of accessory uses.

3:06

So specifically stated, two variance requests, a variance to permit an accessory structure to be constructed in the front yard.

3:12

Second request, a one-foot accessory structure height variance to permit a detached garage to be 19 feet in height.

3:19

And who is here on that matter, if anyone?

3:21

Ah, welcome.

3:22

Okay, we'll bring it forward.

3:23

Head to the podium there.
