The Greenville Board of Adjustment met on April 24, 2025, at 6:00 PM in City Hall Council Chambers. The board conducted a special election for chair and vice chair pro tem for the meeting, approved the agenda and minutes from March 27, 2025, and held a public hearing for a special use permit request by Follow the Son of Greenville, Inc. to operate a child daycare facility at 1211 W Dudley Street (tax parcel 80865). The board unanimously approved the permit with standard conditions.
Public Hearing for Special Use Permit (Follow the Son of Greenville, Inc.)
- Staff presented the proposal: a 1.15-acre lot at the corner of Dudley Street and Melody Lane, zoned IU (Unoffensive Industry), adjacent to an existing daycare operated by the same applicant. The site plan had been approved by the city on April 23, 2025. The proposed use is a child daycare facility for six or more children, meeting all special use criteria including rear-yard placement of playground equipment, minimum lot size per child, and fenced outdoor play areas.
- Applicant Tanisha Tyson, co-owner of Follow the Son of Greenville, Inc., testified that the business operates two locations: one at 105 Airport Road (Bellboard community) serving 38 children, and the current Dudley Street location serving 87 children. Both locations are five-star rated. The applicant stated there is a waiting list and a strong need within the city limits, and that the planned move from the Airport Road location to the Dudley Street site would better serve the community.
- No members of the public spoke in favor or opposition. The board had no questions for staff or the applicant.

Good evening, everyone. Uh, and welcome to the April twenty-fourth, twenty twenty-five uh meeting of the Greenville Board of Adjustment. My name is Donald Phillips, I'm assistant city attorney and counsel to the board. Uh tonight, uh we are here in City Hall Council Chambers two hundred West Fifth Street, Greenville, North Carolina. Before we begin, we do have a quorum of six members. Uh, but just like last meeting, we will need to hold a special election for the office of chair pro Tim and for Vice Chair Pro Tim. And again, the reason why we need the chair and vice chair is because in case the chair needs to excuse himself or herself uh for the uh any matter tonight, the vice chair would need to step in. So what I will do is uh ask at this time for a roll call, uh, Madam Clerk if uh uh we can have a roll call um of all of the members. Ryan Pertle, Carol Bass, Jermaine McNair. Simon Swain. Here, Nicholas White, here, Clayton Sill, McKenzie Burns present, Jeremy Jordan. Here, and William McCurdy. Okay, and so we will begin by holding the uh special election for the chair pro Tim. Again, this follows uh the following process I will call for nominations, nominations will be made, no second is required. I will repeat the nomination and and ask for further nominations. After no more nominations are forthcoming, I will declare that the nominations are closed. After the nominations are closed, the board will proceed to start voting with the first nominee. When there is more than one nominee, the board votes in the order in which the nominees were nominated. As soon as one of the nominees receives a majority vote, I will declare him or her elected, and no votes will be taken on the remaining nominees for that office. Nominations are now in order for the office of chair pro tem for the purposes of tonight's meeting. Are there any nominations? I'm sorry. Attorney Phillips. Yes. Do you have any instruction on seniority level or anything, or is everyone So for purposes excuse me, for purposes of that, uh typically you would go for the seniority and and that's an excellent point, uh, Mr. McNair. Uh so Mr. Purdle, Ms. Bass, and then you would be the first senior member. Uh, then Mr. Ruffin, uh, Mr. Swain, Mr. White, uh, and Mr. Self uh would be in that order. Okay for consideration. I nominated Mr. McNair. Okay. All right. Mr. McNair was nominated for the Office of Chair Pro Tim. Are there any further nominations? Hearing none. Uh, all those in favor of uh Jermaine McNair as chair pro tem for this meeting say aye. Aye. All those opposed say no. The ayes have it. Mr. McNair, you are acting as chair.
