You know, this has been a while since I've been in this seat and in front of this esteemed board as the primary staffer.

So I'm a little rusty, and so I hope you'll you'll uh you'll uh give me a little leeway for that deal, but I'll do the best I can out of this deal.

Uh O'Coe would normally be here, but she is um luckily uh for her out of country and enjoying family time.

Um with this, uh we are talking about the Stone Pine Cove project, um, and that includes a variety of actions requested tonight.

Those include um request to adopt the initial study mitigated negative declaration, adopt the mitigation monitoring and reporting plan, and also approve the coastal development permit.

And as noted, that permit includes the tentative parcel map.

The staff report provides some background.

We'll get through some of that detail with that, but primarily that tentative parcel map is really critical for the ability of this project to convey the units eventually under the Joe Cerna Act, Joe Cerna grant application requirements.

The project includes 46 manufactured homes for farm workers, all of those affordable, and one manager's unit.

So we'll have on site management.

We'll have a management office unit there as well, and then obviously other site improvements utilities, public neighborhood park, private open space, and as indicated, the tentative parcel map creates two additional parcels for a total of three.

We have one existing parcel, sister's parcel number.

This would create two additional parcels, and we'll talk about that in greater detail.

Location, I think goes, don't have to spend a lot of time on this, but it's at the current terminus of Stone Pine Road and with improvements already, some in place now under the prior coastal development permit for the city's corporation yard at the very end of this.

I apologize is a pretty faint drawing there, but the bottom line is this is what basically pre emergency CDP conditions were, which was and is a drive that goes through the parcel through the middle of that parcel and extends and provides access to the city's prior and now fully permitted corporation yard to the east.

Half Moon Bay Planning Commission Special Meeting – October 31, 2024

This special meeting of the Half Moon Bay Planning Commission was held on October 31, 2024, at 7:00 PM at the Ted Adcock Community Center.
