The board noted that the advertised notice mentioned 0.79 acres, but the actual request was 0.59 acres; the city attorney confirmed the notice was proper because the request was less impactful. Staff found the request met all five rezoning criteria and recommended approval. The applicant stated the project would be purely residential, with no commercial space. The board voted unanimously to recommend approval to the city commission.
- Design and Site Plan (File No. 25-DP-47): Staff presented a request from 6601 Taft Hollywood FL LLC for a 3,859-square-foot McDonald's fast-food restaurant with a drive-through at 6601 Taft Street in a C-3 zoning district. The site is part of the Hollywood Festival Shopping Plaza. The applicant proposed 39 parking spaces (18 on-site, 21 shared), two bike racks, and no variances. Staff recommended approval with six conditions, which the applicant accepted. The board approved the design and site plan unanimously.

They have advisor chair as well as us, so they are excused. Correct. Thank you much. Uh since we have more than five, this meeting is now called to order. Uh approval of the previous minutes. Has anybody had a chance to review? Are there any questions, comments, or a motion to approve? Motion to approve, second by the same. Second. Oh, good. Second. All in favor? Aye. Aye. Opposed. Uh are there any additions to lesions withdrawals? There are none. Okay. City attorney announcements. Sure. Florida courts have determined that there are certain type of matters including items one through two on today's agenda, which are to be treated differently from other issues considered by the board. Most decisions of the board are legislative in nature, meaning that the board is acting as a policy making body. However, in quasi-judicial matters, the board is applying existing rules and policies to a particular factual situation and is therefore acting like a judge or jury in court in the courtroom.
