5. Accessory Structure Variance – 5 Greendale Lane, East Northport Lorraine Greco Pacifico, represented by Marion Melito, sought to legalize an existing cabana with a 5.4-foot side yard setback (required 10 feet). The cabana is used seasonally with a pool; no habitation. The board granted the variance with conditions of no overnight habitation and seasonal use only.
6. Addition and Cellar Entrance Variance – 59 Delamere Street, Huntington Station Gladis Isaula, represented by her son, requested variances to legalize an existing one-story addition and cellar entrance. The requested variances were modest (front yard 40.7 ft vs 50 ft required, etc.). The board granted the variances.
7. Three-Car Garage and Retaining Walls – 20 Woodedge Drive, Dix Hills Attorney Ryan Brown presented for the Boggio family, seeking multiple variances to construct a detached three-car garage and maintain retaining walls due to runoff from neighboring properties. The board expressed concerns about the size (936 sq ft vs 400 sq ft allowed) and location in a steep slope. The hearing was left open to allow the applicant to revise the design; continued to December 4, 2025.
8. Special Use Permit for Car Wash – 385 Larkfield Road, East Northport Applicant Tom Abbate, representing Kevin Clement, requested a special use permit to construct a car wash in the C6 zone. Another resident from Comac asked about pollution studies and traffic studies.

Okay, the case order for this evening is as follows. This is 338 Jericho Turnpike, 23536, 80 West 4th Street in Huntington, 23580, 14 Ridge Drive in Melville. 23578, which is 7 Carriage Court in Dix Hills. 23530, which is 5 Greendale Lane in East Northport. 23576, which is 96 East 13th Street, Huntington Station. And 2353, excuse me. 23503, which is 20 Wood Edge Drive, next in Dix Hills. And last is 23434, which is 385 Larkfield Road. If anyone is here for case 23434, that is the car wash application on Lockfield Road and wishes to speak before the board. I am requesting a revocation of an accessory apartment permit for property located at 50 East 23rd Street, Huntington Station, New York, also known as 0400-19901. The owner of the property is Howard Zellan. I believe you're in possession of a signed notarized affidavit from Scott Grossman indicating that the property is not compliant and the owners are in violation of town code 198-134-A1. Not all of the structures have required certificates of occupancy. The owners have failed to obtain a certificate of occupancy for a finished basement, which upon inspection had a full kitchen sink and a plug for a 220 volt for the stove. In addition, previously, this was once owned by a corporation. The deed, after many requests, was finally transferred into a natural person. However, when an inspection was finally conducted, the finished basement was discovered, and the property is not owner occupied. Nothing has happened, and at this time I most respectfully request you revoke permission. You revoke this permit. Okay. Seeing none, I'll entertain a motion to grant the revocation. Motion. Second.
