- Janet Austrian (11 Birch Ave) questioned lot frontage (parcels have 60 and 80 ft frontages, exceeding the 50 ft minimum) and environmental review.

Good evening. Please join me for the Pledge of Allegiance. Thank you, everyone. We have three public hearings tonight. The first would be uh Holy Trinity Platte. Is there a motion for accepting the public notices? Motion by Mr. Zamadola, second, Mr. Bontempi. All in favor. Aye. Any opposed? Motion carries. Is there a representative for Holy Trinity Platte that would like to address the planning board? Good evening, Mr. Chairman, members of the board. Ryan Brown of Breslin and Brown PC, 44 Elm Street, Suite 500, New York, 1174. What we're proposing is a three-lot subdivision. This is St. Matthew's Church, which is located on the North Service Road. Property actually runs between the North Service Road, and you can see Buckingham Drive comes in and meets it at the back. Now that chunk that uh Vince is indicated on the screen right there that sticks off on the back. That's the area that we're talking about, subdividing off and creating two fully conforming residential lots. One will be 1.2 acres and one will be 1.14 acres. This is an R40 zone. We're also going to be keeping the rear portions of the lot back to the residential properties that adjoin it at the back there, uh, completely wooded as they are naturally. Uh the clearing limits will be set there. You can see the tree removal plan doesn't contemplate removing any trees back in that edge of the property. Uh there's also going to be a dedication to the town of Huntington up at the end of Buckingham Drive to create a larger turnaround area. Um there was a question about the stations of the cross that exist on the property up to the right that encroaches on PSE and G's property. Uh the attorney for the church has been in negotiations with PSE and G for either a boundary line agreement or an easement. Uh if they're unable to obtain that, we are just going to remove the structures. They really don't get a lot of use. Uh so we'd respectfully request that the board entertain the uh application we have before you and see fit to grant the preliminary relief. Be happy to answer any questions that the board may have. Uh I have no questions. I do note that I'm sure Mr. Mandola will have a question. I do note that not only the two lots that you're suggesting be uh conform, fully conforming, but the remaining lot will be uh substantially remain substantially beyond conformance. Correct. That's uh over nine acres, I believe, and it's gonna be uh just the church property is gonna remain as it is with all the improvements that it has on it. Very good. Mrs. Zamedola. Uh Mr. Brown, can you just uh describe the buffer between the church property and the one of the new lots? Right there. Yes. So they're going to they're proposing a fully planted buffer so as to screen the parking area that's back there behind the church and the residential lot. But as I stated, you can see that the rear end of the property is gonna remain wooded.
